The percentage changes are arithmetic calculated from the reported figures, not separately published statistics. Title, FNF’s core title-insurance and real-estate transaction-services business, generated $2.5 billion in revenue and a 17.8% adjusted pre-tax margin. Title revenue excluding recognized gains and losses increased 16% year over year. The results show that mortgage and housing-market caution did not translate into an across-the-board decline in the reported quarter.
Residential activity remained constrained, but orders rose year over year
Management said residential activity remained pressured by elevated mortgage rates and historically low transaction volumes. At the same time, FNF reported daily purchase orders opened up 3% year over year and closed up 4%; refinance orders opened up 16% and closed up 26%. These company order measures rose from the prior-year comparison even though management characterized the broader residential market as constrained.

Commercial activity also contributed
FNF’s CEO Mike Nolan said commercial activity and fee per file were trending higher, describing commercial as a meaningful performance driver. That is management’s assessment, not independent market analysis. It matters to the FNF outlook because the company’s results are not determined by residential purchase and refinance activity alone.
Why GAAP and adjusted earnings tell different parts of the story
FNF provides title insurance and transaction services to real-estate and mortgage industries, and also offers insurance solutions through majority-owned subsidiary F&G. Consolidated results therefore reflect both Title and F&G rather than mortgage-related title activity alone.

F&G reported $65 million of adjusted net earnings attributable to FNF common shareholders in Q2 2026, compared with $89 million in Q2 2025. The comparison needs an ownership qualification: FNF’s interest was approximately 72% after a year-end stock distribution, versus approximately 82% in the prior-year period. F&G’s assets under management before reinsurance were $74.7 billion at quarter end.
FNF also said its consolidated adjusted earnings include significant F&G income and expense items and short-term returns on alternative investments, which can differ from long-term expectations. In Q2, F&G alternative-investment income was $35 million, or $0.13 per share, below management’s current long-term expected return of approximately 12%. This is one reason adjusted consolidated earnings should be read alongside the underlying segment results and GAAP figures, rather than as a pure measure of title-market conditions.

How much do mortgage rates affect FNF?
Mortgage rates matter because they influence home affordability and transaction activity, which can affect title orders and related fees. But the Q2 release presents a mixed operating picture: management described residential conditions as difficult, while reported purchase and refinance orders increased year over year, Title revenue excluding recognized gains and losses rose 16%, and commercial activity was also a meaningful contributor.
FNF returned approximately $195 million in capital in Q2—$138 million in dividends and $57 million in share repurchases. That is a reported capital-return figure, not a signal that mortgage-market risks have disappeared or that future returns are assured.

What investors can and cannot conclude from the reported cut
- The fair-value estimate trim was modest relative to the earlier estimate; the reported Barclays target reduction was larger. They are distinct analytical measures with different bases.
