Mortgage Rates for June 2, 2025: Daily Averages by Provider

Bankrate and Zillow reported different mortgage-rate averages for June 2, 2025. Here are the dated figures and how they compare with weekly and monthly benchmarks.

On June 2, 2025, Bankrate reported a 6.93% average for 30-year fixed purchase mortgages and 6.89% for 30-year fixed refinances. Zillow reported different daily averages: 6.81% for 30-year fixed and 6.02% for 15-year fixed mortgages. These are separate market benchmarks, not personalized lender offers.

What were mortgage rates on June 2, 2025?

Published daily averages varied by provider and loan category. The June 2 figures below retain each publisher’s attribution rather than treating them as one universal national rate.

Bankrate’s June 2 report said its 30-year purchase average was down from 6.97% the prior Monday, while its refinance average was down from 6.92%. Why do daily mortgage rate averages differ?

A daily average is a provider’s measurement, not a single rate offered by every lender. The June 2 reports attributed to Bankrate and Zillow publish different series and categorize loans differently. Even when two figures share a term such as 30-year fixed, they should not be merged or treated as a same-borrower quote comparison.

These averages also do not establish an individual borrower’s rate or APR. A real offer depends on the borrower’s circumstances and the loan terms. When comparing offers, compare the same loan purpose and fixed-rate term, then examine APR, points, lender fees, and the borrower profile behind each quote. The June 2 benchmarks do not identify which lender had the best offer for a particular person.

How did June 2 compare with Freddie Mac’s weekly survey?

Freddie Mac’s Primary Mortgage Market Survey (PMMS) is weekly, so its observations provide nearby context rather than an exact daily rate for June 2. The May 29, 2025, weekly reading was reported as 6.89% for 30-year fixed and 6.03% for 15-year fixed mortgages. The next weekly release, for June 5, reported 6.85% and 5.99%, respectively. How does the June monthly average differ?

The Federal Housing Finance Agency reported a 6.82% average for 30-year fixed mortgages for June 2025, unchanged from May. FHFA attributes that monthly series to Freddie Mac. A full-month average is a different aggregation from any provider’s reading for June 2 and should not be substituted for the day’s figures. FHFA 2Q2025 report.

What should borrowers take from this snapshot?

  • Use the date and provider when citing a benchmark; there was no single definitive June 2 national rate across these reports.
  • Match the loan category before comparing rates: purchase and refinance figures, and 15-year and 30-year terms, are not interchangeable.
