San Francisco Sleeping Pods Cost $700 a Month. What Renters Get—and Give Up

Brownstone’s $700 San Francisco sleeping pods offer a low-cost, flexible place to sleep, but with sharply limited private space. The 300-applicant figure dates to October 2024, and the latest cited permit update is from April 2026.

Brownstone Shared Housing rents bunk-style sleeping pods in shared San Francisco buildings—not pods for consumers to buy. Reports put the monthly price at $700 for a pod at its downtown Mint Plaza site, with common facilities and utilities included. The much-cited demand figure—300 applicants for 17 remaining beds—was reported in October 2024 and attributed to the company’s CEO; it is not a current occupancy or independently audited count.

What the $700 monthly rent reportedly covers

Brownstone’s offer is a small, curtained sleeping space within a shared building. The Guardian and Gizmodo described pods measuring about 3.5 by 4 by 6.5 feet in 2024. KQED’s April 2026 account of the Mint Plaza site described a twin-sized pod with a curtain, thermostat and light, alongside a common area, small kitchen, workspaces and bathrooms shared among roughly 30 roommates. The $700 figure is a reported monthly asking rent for a particular San Francisco location, not an average or a guarantee of current availability. The Guardian reported in 2024 that rent included utilities, internet and access to shared facilities. In April 2026, KQED reported no deposit, no one-year lease, and no background check or proof-of-income requirement at Mint Plaza. Those reported terms are not a promise that every applicant qualifies or that the terms remain unchanged.

What the “big demand” number means

In October 2024, Brownstone CEO James Stallworth told The Guardian that 300 people had applied for the facility’s remaining 17 beds—nearly 20 applicants per bed. That is a company-attributed count from that point in time. It does not establish how many people moved in, how many beds were occupied later, or how many people would choose pods at the reported price today. The Guardian’s October 2024 report

Gizmodo also reported the application figure and the $700 price. Its account included commentary about communal living spaces generally; those allegations should not be treated as findings about Brownstone. Gizmodo’s November 2024 report

The personal-finance tradeoff: lower rent for less private space

A pod may reduce the monthly housing bill, but the price buys a sleeping space, not a private apartment. Residents share bathrooms and kitchen space, and a curtain offers less separation than a room with a door. The arrangement can also mean less room for belongings and limited control over noise, schedules and common areas.

KQED found that residents’ experiences differed. Some valued the lower cost and flexibility. One resident described spending about two years in pods to save money; a former resident said that after nine months the lack of privacy and constant proximity to others had become draining. The financial calculation is therefore not just rent versus rent: it also involves how much privacy, storage and control a renter is willing to exchange for a lower bill.

How the price compares with other reported housing figures

These figures come from different dates, publishers and housing measures. They provide context, not a like-for-like price survey.

For a renter comparing options, the headline rent is only one part of the budget. Check whether utilities and internet are included, whether there is a deposit, what lease commitment applies, and what access to cooking, bathrooms, storage and work areas actually means at the specific site. A lower monthly bill may come with meaningful sacrifices in usable space and privacy.

Approval history and the proposed 400-pod expansion

The project’s city status has been a significant issue, and the available status is time-bounded. In October 2024, The Guardian reported that the city had rescinded a planning approval after a misrepresentation about how many beds were deed-restricted affordable housing. A planning department chief of staff said the building remained in violation of planning and building codes and Brownstone was expected not to add tenants until the issue was resolved.

In December 2025, The Guardian reported that Brownstone had bought a six-level downtown building with plans to house up to 400 pods. The same report said the company was then operating about two dozen pods at a smaller San Francisco site. A proposed capacity is not proof that a building has been approved, completed or opened. As of KQED’s April 2026 reporting, the city had not received or granted permits for the proposed Mid-Market space, and the 30-pod Mint Plaza building was not officially approved to operate. Planning Department chief of staff Dan Sider said the city was open to working with Brownstone. This is the latest permit status in the reports cited here; it does not establish the project’s status after April 2026. Renters considering the service should verify the current approval and operating status of the specific building with the city and the company.

The December 2025 Guardian report also described a landlord’s eviction case alleging more than $150,000 in unpaid rent. The case was dismissed, and Brownstone attributed the missed payments to a miscommunication. The alleged debt, the company’s explanation and the dismissal are separate facts, not a finding that the allegation was proved. The Guardian, December 2025

Is pod housing a solution to San Francisco’s affordability problem?

It may suit some people who need a relatively low-cost, flexible place to sleep, particularly if they can tolerate close quarters and shared facilities. That does not show that pods can serve as a broad or long-term answer to the city’s housing shortage. KQED reported that experts see room to experiment with different housing models while questioning whether residents would want to live in pods permanently. The same report cited a RentCafe study putting the average San Francisco apartment at 716 square feet in 2025—a very different amount of private space from a pod.

Brownstone CEO James Stallworth framed pods as a way to fill gaps in people’s housing needs. Housing activist Fernando Martí told KQED that residential hotels have long served people arriving in cities, while the branding and cost may be what is new. UC Berkeley housing professor Carolina Reid said experimentation is needed amid the housing crisis but questioned whether pods are a long-term solution. Those views describe a possible niche; they do not establish that the model is suitable for every renter or resolves the underlying affordability problem.
