Are Mortgage REIT Dividends Sustainable? 7 Metrics to Check

Mortgage REIT dividend sustainability takes more than a payout ratio or high yield. Check earnings definitions, asset quality, rate and funding risks, liquidity, and board policy.

A mortgage REIT dividend is sustainable only when earnings can support it over time and the company can keep its portfolio financed through market stress. No single payout ratio or headline yield can establish that. Check several quarters of per-share coverage, the definition of the earnings measure, asset and book-value trends, rate and funding exposure, liquidity, and board policy together.

Start with dividend coverage, but check what “earnings” means

Compare the common dividend per share with earnings available to common shareholders across several quarters. A payout repeatedly exceeding a clearly defined earnings measure warrants closer review, but one quarter is not a reliable forecast: mortgage REIT results can change with market values, realized gains or losses, prepayments, credit events, financing costs, and portfolio repositioning. Check whether the reported measure is after preferred dividends and non-controlling interests, since those claims rank ahead of common shareholders.

Mortgage REITs may report “distributable earnings,” “earnings available for distribution,” or another company-defined measure. These are generally non-GAAP measures, not standardized guarantees of dividend capacity. Read the reconciliation to GAAP results and identify recurring exclusions, realized credit costs, incentive fees, and whether preferred dividends are included. Similar labels do not make two companies’ calculations comparable.

For example, ARMOUR Residential REIT defines Distributable Earnings as net interest income or loss plus TBA drop income, minus hedging costs and net operating expenses. The company says this measure differs from GAAP comprehensive income. Angel Oak Mortgage REIT describes exclusions from its own measure and cautions that it has limitations as an analytical tool. Separate taxable income from reported earnings

GAAP earnings, adjusted earnings, and taxable income are not interchangeable. The cited issuers describe the general U.S. REIT requirement to distribute at least 90% of annual taxable income, subject to applicable adjustments and qualification rules. That annual tax framework does not guarantee any particular quarterly dividend. Taxable income can differ from GAAP net income and from a company’s adjusted earnings measure, so review tax disclosures and the history of declared distributions.

Dividends remain subject to board discretion and the company’s results, liquidity, and other circumstances. ARMOUR says its dividend amounts are generally calculated to equal estimated taxable REIT income for a quarter, while noting actual taxable results can differ. Treat that as company policy, not a promise that a specific payment will continue.

Check book value and asset quality

Book value per share gives a balance-sheet perspective alongside earnings coverage. Track its direction over time and read it with portfolio credit information; a weakening portfolio can make a currently covered dividend less durable.

For commercial mortgage REITs

Review risk-rating migration, delinquent and nonaccrual loans, watch-list loans, property-type and borrower concentrations, collateral loan-to-value information, expected credit losses, modifications, and realized resolutions. Granite Point Mortgage Trust reported book value of $7.29 per common share and an estimated credit-loss allowance of $148.4 million, or $3.12 per common share, as of December 31, 2025. These are dated, company-specific figures—not safety thresholds or sector averages. (Granite Point’s filings.)

For agency-focused mortgage REITs

Credit exposure can differ from that of commercial mortgage lenders, but book value can still move with portfolio and hedge valuations. Understand what the REIT owns and what risks its financing and hedges leave exposed.

Map interest-rate exposure across assets, funding, and hedges

Do not infer that rising rates will help or hurt a mortgage REIT from its portfolio label alone. Compare asset yields and repricing speed with borrowing costs, then account for derivatives and other hedges. Check fixed- versus floating-rate exposure, benchmark indexes, floors and caps, hedge tenor, prepayment assumptions, and the company’s sensitivity scenarios.

The business models can differ substantially. Granite Point describes a mainly floating-rate commercial loan portfolio financed with floating-rate liabilities. As of December 31, 2025, it reported that 97.2% of its loan portfolio principal balance was floating-rate and net floating-rate exposure of $470.047 million. ARMOUR, by contrast, describes leveraging an agency mortgage portfolio with generally short-term secured borrowings. These examples show why both sides of the balance sheet matter; they do not establish how either company’s dividend will respond to a particular rate move. (Granite Point filings; ARMOUR filings.)

Assess leverage, liquidity, and financing resilience

A REIT can report positive adjusted earnings and still face distribution pressure if financing becomes more expensive, collateral values fall, or liquidity tightens. Review the company’s preferred leverage measure, secured financing exposure, cash and unencumbered assets, margin-call sensitivity, counterparty concentration, debt maturities, and covenant headroom.

Board policy is one part of this assessment, not a substitute for it. Granite Point says distributions depend on earnings, financial condition, liquidity, debt covenants, continued REIT qualification, applicable law, and board judgment. That makes financing terms and balance-sheet flexibility relevant even when the current dividend appears covered. (Granite Point’s filings.)

Compare mortgage REITs on the same questions

When evaluating two or more companies, compare like with like rather than ranking them by yield alone. The table below summarizes the key checks; specific values and definitions must come from each issuer’s current filings and declarations.

Portfolio and credit Agency securities or commercial loans; credit exposure, concentrations, delinquencies, risk ratings, and loss allowances.
Dividend coverage Common dividends against per-share earnings over several quarters, using a measure defined for common shareholders.
Adjusted earnings Definition, GAAP reconciliation, exclusions, recurring costs, and treatment of preferred dividends.
Balance-sheet trend Book value per share alongside asset and hedge valuation changes.
Rates and hedging Asset and liability repricing, fixed- and floating-rate mix, hedge terms, and sensitivity disclosures.
Funding and liquidity Leverage, unencumbered assets, cash, maturities, counterparties, margin exposure, and covenant capacity.
Dividend policy Declared-payment history, cuts or special distributions, management policy, and board discretion.

ARMOUR’s agency-securities and short-term secured-funding model is not directly interchangeable with Granite Point’s commercial mortgage lending and floating-rate assets and funding. Use the latest disclosures, not the yield as a verdict

A high yield is not evidence that a dividend is safe. The share price may fall as investors anticipate a cut or price in greater risk. Use the most recent quarterly filing and dividend declaration to update the picture, because the cited Granite Point figures are as of December 31, 2025 and company metrics can change materially. Company disclosures explain issuers’ measures and policies; they are not independent assessments of dividend safety.

There is no universal numerical payout threshold that proves a mortgage REIT dividend is sustainable. The useful conclusion is a risk assessment: whether recurring earnings, portfolio quality, capital, and financing resilience appear sufficient to support distributions through adverse conditions—not a promise that payments will continue.
