11 Seriously Easy Things to Do to Boost Your Home’s Value Before Selling It

Simple preparation can help your home show well before listing. Learn which tasks to prioritize and why no staging or remodeling estimate guarantees a higher sale price.

Before listing, focus on the changes buyers will notice first: declutter, clean, fix visible wear, and make the entrance and yard look cared for. These steps can help a home show better and attract buyer interest, but they cannot guarantee a higher sale price. Local comparable sales, the home’s condition, buyer expectations, and the cost of the work all matter.

Does home staging really work?

Staging can make it easier for buyers to picture living in a property, but the evidence does not promise a particular price increase for an individual seller. In its 2025 Profile of Home Staging, the National Association of REALTORS® reported that 83% of buyers’ agents said staging made it easier for buyers to visualize a property as a future home. Separately, 29% of agents said staging led to offers 1% to 10% higher; 30% reported no impact and 34% were unsure. Those are agent-reported observations, not a guaranteed or causal estimate for your home. NAR’s 2025 staging report also says 49% of sellers’ agents observed that staging reduced time on market.

The report was based on a February 2025 survey of a random sample of 49,806 active REALTORS®; 1,266 usable responses were received, a 2.5% response rate. NAR stated a margin of error of ±2.75% at 95% confidence. Treat the findings as useful context about agents’ experiences, not a forecast for every market or listing.

11 practical things to do before listing

Start with tasks that improve cleanliness, function, or first impressions. NAR’s 2025 survey found that agents most often recommended decluttering (91%), whole-home cleaning (88%), and improving curb appeal (77%). The percentages describe agent recommendations, not the financial return from completing each task.

  1. Clear clutter from surfaces and walkways

    Pack away excess objects and furniture so buyers can see how rooms are laid out and how much usable space they offer. Keep paths clear, especially around doors and through smaller rooms. Decluttering was the most commonly recommended seller preparation in NAR’s 2025 survey.

  2. Reduce highly personal displays

    Put away some family photos, collections, and other highly personal items while keeping the rooms welcoming. The point is not to make the home feel empty; it is to make it easier for visitors to imagine their own belongings in the space. NAR’s consumer guide to staging a house for sale recommends depersonalizing as part of preparation.

  3. Clean the whole home

    Give particular attention to kitchens, bathrooms, floors, windows, and visible touchpoints. Cleanliness affects both in-person showings and listing photos. Whole-home cleaning was the second most commonly recommended preparation in the 2025 agent survey.

  4. Touch up paint where wear or color distracts

    Repair obvious scuffs and consider repainting rooms with very strong or highly personal colors. You do not necessarily need to repaint every wall. NAR’s consumer guidance suggests painting where needed and gives beige, gray, and soft white as examples of neutral choices.

  5. Fix small, visible faults

    Tighten loose handles, patch small holes, and address minor issues that catch the eye during a showing. These repairs can help the home feel cared for, but do not take on work that calls for specialist skills: use a qualified professional where safety, permits, or technical expertise are involved.

  6. Make the entrance and paths presentable

    Clear clutter from the entry, sweep walkways, and remove obvious debris. A tidy approach gives buyers a clear first impression before they step inside.   7. Tidy existing landscaping

    Weed beds, trim overgrowth, and make existing planting look maintained before investing in new installations. Landscaping appears among agent-recommended seller preparations, but the available findings do not establish a specific return from a particular yard project.

  8. Clean carpets and floors

    Address visible stains and odors with an appropriate cleaning method. If a DIY effort is not enough, consider professional cleaning. Carpet cleaning is included in NAR’s preparation advice; whether replacement makes sense depends on the floor’s condition and local buyer expectations.

  9. Refresh worn grout

    Clean tile joints or re-grout small areas when the task is appropriate to the surface and within your skill level. This can make a tired-looking tiled area appear better maintained without committing to a full remodel.

  10. Prioritize the rooms buyers focus on

    If you are staging only a few spaces, start with the living room, primary bedroom, and kitchen. NAR’s 2025 survey identified these as the rooms agents most often considered important or staged. A local staging consultation may help you decide where limited time or money will have the most visible effect.

  11. Get ready for photos and showings

    Put away pet items and, when practical, arrange for pets to be elsewhere during showings. Before listing photos, clear counters and surfaces, straighten furnishings, and make sure the rooms are clean and well presented. NAR’s staging report includes pet removal during showings among its recommendations and notes the importance of listing photos.

Should you renovate before selling?

Not every improvement is a renovation, and a small refresh should not be evaluated like a major remodel. In NAR and the National Association of the Remodeling Industry’s 2025 cost-recovery estimates, a new steel front door was estimated to recover 100% of its cost at resale, while both complete and minor kitchen renovations were estimated at 60%. These are professional estimates, not a promise that a seller will recoup those amounts. The projects also differ substantially in cost, disruption, and scope. The same report estimated 83% cost recovery for a closet renovation and 80% for a new fiberglass front door. A percentage estimate alone does not tell you which project is best for your home: a large project can tie up money and time, while low-cost upkeep may address a visible problem more directly.

How to choose what is worth doing

Before spending, compare each task against the home, the likely buyer, and the time remaining before listing. NAR’s consumer guidance distinguishes preparation and staging from remodeling; its remodeling report compares estimated project costs with professionals’ estimated value at resale.

  • Visibility: Is the issue prominent in the entry, a main living space, listing photos, or a frequently used room?
  • Condition and function: Does the task address a clear maintenance issue, or is it mainly a cosmetic preference?
  • Cost and effort: Will you need materials, hired labor, or time that could be spent on more noticeable tasks?
  • Listing timeline: Can the work be finished cleanly before photography and showings?
  • Local expectations: Ask your agent how the home compares with nearby listings and recent sales rather than assuming one national estimate fits your market.
  • Skill and safety: Keep simple jobs within your abilities and hire a qualified professional for work beyond them.

Jessica Lautz, NAR deputy chief economist and vice president of research, noted in 2025: “The typical home seller resides in their home for 10 years before selling. During that time, homeowners might overlook certain aspects that could be less appealing to potential buyers.” That is a useful reason to walk through the property with a fresh perspective—or ask someone who is not used to seeing it every day.
