How to Evaluate Mortgage REIT Dividends, Book Value, and Interest-Rate Risk

A mortgage REIT’s yield is only one part of the risk. Learn how to trace its dividend to portfolio income, read changes in book value, and assess rates, spreads, hedges, leverage, and funding liquidity.

Evaluate a mortgage REIT (mREIT) by tracing its dividend back to portfolio income and funding costs, checking how asset and hedge marks move book value per share, and testing how rates, mortgage spreads, prepayments, leverage, and liquidity interact. A high yield, a rising book value, or a large hedge position alone cannot establish that a dividend is sustainable or that the shares are low-risk.

Mortgage REITs finance or hold mortgage-related assets; equity REITs primarily own and operate property. For an agency mortgage-backed securities (MBS) investor, earnings are driven more by asset yields, financing, hedges, and mortgage-market behavior than by property rents and occupancy. The framework below uses AGNC Investment Corp. as a dated example, not as a forecast or template for every mREIT.

How safe is a mortgage REIT dividend?

Start with the source and policy for the payout, not the quoted yield. A yield can rise because a share price has fallen, and a dividend can change even when the company qualifies as a REIT. Fidelity’s April 20, 2026 investor-education article says a REIT can reduce its dividend. AGNC’s 2025 Form 10-K says, “We have not established a minimum dividend payment level and may be unable to pay dividends in the future.” That is AGNC’s policy disclosure, not a statement about every issuer.

REIT tax rules generally require distribution of at least 90% of taxable income to maintain REIT tax status, as Fidelity explains. That requirement is not a promise to pay an investor a particular common dividend: taxable income and the board’s common-dividend decision are not the same thing. Distribution tax character and each investor’s tax circumstances can also differ, so the rule is not a personal tax estimate.

Trace the payout to recurring economics

Review the issuer’s common-dividend policy alongside its preferred-dividend obligations, if any. Preferred claims generally rank ahead of common shares for distributions, so common investors should account for them when assessing the cash and earnings available to common holders. Then compare the common payout with recurring portfolio income after financing and hedge costs, not with a single earnings line in isolation.

  • Read the dividend history and declared policy, including any statement that the payout may fluctuate.
  • Review net interest or company-defined spread and dollar-roll measures, financing expenses, realized and unrealized gains or losses, and the change in book value per share.
  • Separate GAAP earnings, taxable income, issuer-defined non-GAAP measures, and cash available for distribution. They are different measures and cannot be substituted for one another.
  • Ask whether the payout appears supported by recurring income after funding and hedge costs, or whether a high yield may reflect a falling share price or a dividend that could change.

AGNC reported $1.44 in dividends declared per common share for 2025. That figure describes the issuer’s declared distributions during that year; it does not establish a future payment level.

What does mortgage REIT book value mean?

Book value per share is a moving accounting measure, not a guaranteed liquidation value. It reflects marked asset values, liabilities, derivatives and other hedges, and shares outstanding, subject to the issuer’s accounting and the precise measure it chooses to report. If the company reports tangible net book value per common share, use its definition and reconciliation rather than assuming that every issuer’s “book value” is calculated identically.

Follow the change, not just the latest number

Bridge the measure from one reporting date to the next. Portfolio price changes and derivative gains or losses can move it, as can net interest income, expenses, declared dividends, and share issuance. Consider whether an issuance changes the per-share value: issuing below tangible book value may dilute existing holders, while issuing at or above book value has different implications.

Keep three return measures distinct: the change in book value per share, dividends declared per share, and the market-price return on the stock. A company may combine dividends and book-value change into an economic-return measure, but that is not the same as shareholder price return.

AGNC’s 2025 reporting provides one company-specific example: it reported a $0.47 increase in tangible net book value per common share and $1.44 in dividends declared per common share, and calculated a 22.7% economic return on tangible common equity. AGNC defines that economic return using the change in tangible book value per share plus dividends declared per share over beginning tangible book value per share. These are its issuer-reported 2025 figures, not an industry average or forecast.

For a more recent, separate period, AGNC reported a 6.7% economic return on tangible common equity per share for the quarter ended June 30, 2026. It said the calculation consisted of $0.20 in increased tangible net book value per common share and $0.36 in declared second-quarter dividends per common share. The same filing reported $0.52 in total comprehensive income per diluted common share for that quarter; that accounting measure is not interchangeable with the economic-return calculation.

Do mortgage REITs benefit when interest rates fall?

Not automatically. Rate changes affect both the market value of mortgage assets and the cost of short-term, often variable-rate financing. Fixed-rate MBS can lose value as rates rise, while financing expense can increase. When rates fall, existing fixed-rate assets may gain value, but borrowers may refinance sooner: principal returns earlier, shortening the asset’s life and potentially forcing reinvestment at lower yields. When rates rise and refinancing slows, mortgage assets may extend and remain exposed to weaker values for longer.

This changing duration is called negative convexity: mortgage duration tends to lengthen when rates rise and shorten when rates fall. A simple “rates up” or “rates down” label therefore does not capture the effect on asset values, funding expense, prepayments, and reinvestment together.

Read rate and spread scenarios separately

Use sensitivity tables to understand modeled exposures, while treating them as scenarios rather than predictions. AGNC’s Form 10-Q for the quarter ended March 31, 2026 reported these estimated changes to tangible net book value per common share:

Mortgage spread widening is a separate risk from a benchmark-rate increase: MBS can cheapen relative to Treasuries or swap rates even if benchmark rates do not move. AGNC says its interest-rate hedges are generally not designed to protect net book value from spread risk. Its 2025 Form 10-K describes spread fluctuation as an inherent risk of leveraged MBS investing. Do not add the two scenario estimates together as though the filing supplied one combined forecast.

Scenario outputs depend on models and market inputs. AGNC’s first-quarter 2026 filing says the estimates assume a static portfolio and that realized results can differ materially. To judge how much weight to give a table, check its assumptions and compare sensitivity disclosures across more than one reporting date.

  • Are the modeled rate moves parallel, and which points on the yield curve move?
  • What prepayment and volatility assumptions are used, and are To-Be-Announced (TBA) positions included?
  • Which instruments count as hedges, and how is mortgage-spread exposure shown separately?
  • Does the issuer disclose duration gap and sensitivities at multiple dates, and has the portfolio changed since the scenario date?

What hedges do—and what they leave exposed

Interest-rate swaps and Treasury positions can offset some benchmark-rate movements in asset values or funding costs. They do not remove risk: hedges have costs, can generate their own gains or losses, and may not match the portfolio’s assets in instrument, timing, rate curve, or assumed prepayment speeds. A hedge ratio by itself therefore says little about whether the company is protected against the risks that matter most to its portfolio.

Mortgage spread, basis, prepayment, extension, hedge-mismatch, and hedge-cost risks can remain even when a company hedges interest-rate exposure. If borrowers refinance faster than modeled, assets shorten and returned principal may be reinvested at lower yields. If prepayments slow, assets extend and can stay exposed to adverse price movements for longer. These channels can affect income and book value differently, so look at them alongside the issuer’s reported rate sensitivities.

How leverage makes funding liquidity part of the risk

Leverage can magnify the effect of asset-price changes on common equity, while collateralized financing can create immediate cash demands during market stress. If collateral values fall or lenders raise margin requirements, a company may need to post more collateral, face constraints on borrowing, or sell assets when markets are weak.

AGNC’s June 2026 Form 10-Q says it invests primarily in Agency RMBS on a leveraged basis and funds investments primarily with collateralized repurchase-agreement borrowings. Agency guarantees reduce specified principal-and-interest credit exposure, but they do not eliminate market-price, spread, funding, or prepayment risk. Non-agency mortgage assets can add credit exposure; do not infer one mREIT’s risk profile from another’s asset mix.

Assess the financing structure together with leverage. Look for available cash and unencumbered assets, repo maturity and rollover exposure, counterparty concentration, collateral haircuts, derivative margin requirements, and disclosed contingency plans. Also consider whether the issuer could meet margin calls without selling assets into a weak market. Management’s explanations of book-value moves and dividend decisions can help you understand its actions, but an outlook is not a guarantee.

How to compare mortgage REITs

Compare business and risk structure before comparing yields. AGNC is an agency-focused example; another mREIT may have substantially different mortgage, credit, or funding exposures. Fidelity’s REIT education article and Charles Schwab’s REIT overview distinguish mortgage REITs from property-owning equity REITs, while issuer filings show why even mortgage REITs should not be treated as identical.

If choosing between a single issuer and diversified fund exposure, compare concentration and portfolio mix as well as fund fees; they are different products, not interchangeable ways of holding one company’s strategy. Fidelity notes that publicly traded REIT shares can be bought through a brokerage account and that mutual funds and ETFs offer another route to REIT exposure.
