Evaluate a REIT’s debt by reconciling what it owes, when principal comes due, how much borrowing cost can change with interest rates, and whether liquidity and covenant capacity can absorb pressure. There is no universal pass/fail ratio: use the latest filings, align debt definitions and reporting dates, and treat issuer figures as dated disclosures—not forecasts or recommendations.
Start with the right debt total
A REIT may report several valid debt figures. Principal outstanding, balance-sheet carrying value after debt issuance costs, consolidated debt, its proportionate share of joint-venture debt, and debt net of cash are not interchangeable. Choose a basis and keep it consistent through the analysis and any comparison.
Use the latest 10-K and 10-Q, debt footnotes, market-risk disclosures, and investor supplement. Record mortgages, unsecured notes, term loans, revolvers, commercial paper, and debt held through unconsolidated ventures. Show cash and committed liquidity separately rather than silently netting them against debt. State whether amounts are consolidated or include the REIT’s proportionate economic share.
For example, Federal Realty’s March 31, 2026 supplement reports debt net of issuance costs and separately presents noncontrolling interests and its proportionate share of unconsolidated joint-venture debt. Realty Income’s June 30, 2026 table also separates consolidated principal, noncontrolling interests, and proportionate joint-venture debt. Map maturities and refinancing needs
Build a year-by-year schedule that separates required amortization from principal due at final maturity. Add total principal due, its share of total debt, and any extension options. A loan’s scheduled amortization is not the same as its balloon payment at maturity; an extension may be conditional, fee-bearing, or unavailable unless specified tests are met.
Look for concentrations in years when the REIT may also need cash for development, acquisitions, or dividends. Check whether the published schedule assumes extensions will be exercised and whether subsequent amendments or events have changed the profile.

Federal Realty’s schedule dated March 31, 2026 showed 19.4% of debt maturing in 2029 and 24.8% in 2030. The schedule separately reported amortization and assumed all extension options were exercised; these are company-specific figures, not benchmarks. Assess leverage and debt-service capacity
Use more than one lens. Debt to assets can indicate balance-sheet leverage, while net debt to EBITDA or adjusted EBITDA relates debt to operating earnings. Secured-debt share shows how much borrowing is tied to collateral, and interest or debt-service coverage indicates how earnings compare with financing costs. Each metric has limitations: definitions, adjustments, and denominators can differ, especially for non-GAAP measures.

Federal Realty’s March 31, 2026 covenant table reported total debt to total assets of 40% against a threshold below 60%; secured debt to assets of 5% against below 40%; consolidated income to annual debt-service charge of 4.0x against above 1.5x; and unencumbered assets to unsecured debt of 252% against above 150%. Separate fixed, floating, and hedged exposure
For each major borrowing, note principal, benchmark, contractual spread, effective rate, maturity, and whether the coupon is fixed or floating. For swaps and caps, record notional, hedge type, effective dates, expiry, and how much of the related borrowing is covered. A swap may stabilize cash interest for a defined period, but it does not eliminate principal maturity or refinancing exposure.

Federal Realty’s March 2026 disclosures list SOFR-linked mortgages and credit facilities. It reported swaps fixing the rate on $450 million of a $750 million term loan through March 1, 2028. At March 31, 2026, it classified 76% of debt as fixed-rate and 24% as variable-rate. Realty Income reported 91.1% fixed-rate and 8.9% variable-rate consolidated debt principal at June 30, 2026. These mixes are issuer-reported, dated, and dependent on each company’s classification and debt scope; they are not directly comparable without matching definitions. Stress-test rate and refinancing scenarios
A simple first-order estimate of added annual cash interest is unhedged floating-rate principal multiplied by a benchmark-rate increase. Refine it for contractual floors, caps, spreads, hedge coverage, and the portion of the year each balance is outstanding. Compare your assumptions with the REIT’s own interest-rate sensitivity disclosure; the two calculations may differ because of assumptions about balances, timing, and instruments.

Run refinancing scenarios separately. Ask how interest and debt service change if a loan rolls at a higher all-in rate, if collateral values or lender terms reduce the amount available to refinance, or if refinancing cannot occur on schedule. These are ways to test resilience, not predictions. Compare near-term needs with resources the REIT can actually access. Review unrestricted cash, available committed revolver capacity, commercial-paper backup, covenant headroom, unencumbered assets, secured debt, and expected capital requirements. A committed facility is different from an assumption that the company can raise new funds on favorable terms.
For mortgage-heavy REITs, identify which properties secure loans and check cross-default, release, and other terms that could affect refinancing or asset sales. For unsecured borrowers, focus on covenant tests and capital-market access. Federal Realty’s disclosures include unencumbered-assets-to-unsecured-debt and debt-service coverage measures; Realty Income reports revolvers and commercial paper as distinct debt categories. Compare REITs on matched terms
Before drawing conclusions, use the same reporting date where possible and align debt scope, ratio definitions, and treatment of hedges and joint ventures. Compare:
- Debt to assets or net leverage, with the company’s definition and denominator.
- Secured versus unsecured debt.
- Fixed versus floating principal after hedges, including hedge expiry dates.
- Weighted-average maturity and principal due in each near-term year.
- Effective borrowing cost and disclosed rate sensitivity.
- Covenant headroom against each issuer’s actual contractual tests.
- Cash and committed liquidity, shown separately from assumed future financing.
