Reported refinance rates on September 15, 2025
Yahoo Finance reported the following Zillow national average refinance rates for September 15, 2025. The figures were rounded to the nearest hundredth. Yahoo Finance’s article appeared on September 16; the rate details available from it were in a search-result excerpt, so the table below is attributed to that report rather than presented as an independently verified Zillow dataset.

Why other published mortgage rates were different
There was no single September 15 number that represented every mortgage product and measurement method. The refinance-specific Zillow averages above should not be treated as interchangeable with loan-category averages or a survey of lenders.

Ameris cautioned that broad averages can vary with lender, borrower profile, and loan type. Its category figures are not a direct substitute for Zillow’s refinance-specific figures. Bankrate’s number describes a prior-week survey, not a Zillow refinance average for September 15.

What was influencing the market at the time
Ameris described September’s market backdrop as a reaction to a weaker-than-expected jobs report, stable inflation readings, and increased expectations that the Federal Reserve might cut rates at its September 16–17 meeting. Ameris also reported that the Bureau of Labor Statistics’ revision showed 911,000 fewer jobs created in the 12 months through March 2025 than previously estimated. These were factors discussed at the time, not proof that any one development caused the day’s mortgage rates.
Bankrate noted that mortgage rates respond to factors including 10-year Treasury yields and demand from mortgage investors. The Federal Reserve does not directly set mortgage rates, so a change in its policy rate does not ensure an immediate or equal move in refinance offers.

Bankrate also reported year-over-year increases in early September of 34% in the Mortgage Bankers Association’s Refinance Index and 23% in its Purchase Index. Those are changes in index activity as reported by Bankrate from the MBA—not rate increases or guarantees about any individual borrower’s prospects.

A national average cannot tell you whether refinancing will save you money. Compare actual offers for the same loan amount and assumptions, and weigh the rate against the total cost and how long you expect to keep the loan.

- Compare the same loan structure. Check fixed versus adjustable terms, repayment length, and loan program. A lower initial ARM rate carries a different future-rate risk from a fixed-rate loan.
- Look beyond the note rate. Compare APR and itemized closing costs, as well as the monthly payment. A lower payment can result from extending the repayment term and may mean paying more interest overall.
- Estimate your break-even period. Divide refinance costs by the monthly savings, using your actual written offer. Then compare that estimate with how long you expect to stay in the home or keep the loan. This is a simple estimate; it does not replace a full comparison of payment schedules and total interest.
- Check the assumptions. Ask lenders to use comparable loan balances, points, cash-to-close, and borrower details so you are comparing like with like.
The September 2025 averages do not provide the borrower-specific quote, closing costs, remaining loan term, or expected time in the home needed to calculate an individual break-even point.
