For a developed, profitable website, start with verified monthly profit and an appropriate market multiple. For a domain name alone, use a domain appraisal instead: it does not include the value of a website built on that address.
Estimate a developed website’s value
For a profitable website, a practical first-pass formula is:
Estimated value = average monthly adjusted profit × valuation multiple
Enter profit—not gross revenue—and treat the multiple as an assumption to test, not a universal rule. Flippa’s calculator uses a 30× monthly-profit baseline and says content websites commonly sell for about 25–40× monthly profit. Empire Flippers describes a broader typical range of 20–60× or more for online businesses. Use three multiples to see how sensitive the estimate is:

This is an illustration using Flippa’s stated content-site range and baseline, not a prediction for a particular website. A buyer may choose a lower or higher multiple after reviewing the business and the evidence.
First decide what you are valuing
“Website worth” can refer to different assets or prices. Make sure a calculator’s output matches the question you are trying to answer.
- Market value: What a buyer might reasonably pay given the business, its risks, and current demand.
- Listing price: The seller’s asking price. It is not proof of market value.
- Sale price: What a transaction actually closes for after diligence and negotiation.
- Domain appraisal: An estimate of the URL alone. GoDaddy explicitly says its tool does not appraise a developed website or include its value. GoDaddy Domain Appraisal.
- Replacement cost: What it might cost to rebuild a site. Rebuilding cost does not establish what a buyer would pay for the existing business.
- Traffic value: An estimate of the cost to acquire similar visitors through advertising. Traffic cost is not sale value or profit.
- Strategic value: An additional amount a particular buyer may see because the site complements an existing business. A general-purpose calculator may not capture that buyer-specific fit.
A developed website includes more than its domain: it may include revenue, content, customer relationships, software, email subscribers, brand assets, and operating systems. A domain-only tool cannot value those elements.

How to choose a free valuation tool
Choose the tool based on the asset and the data available. The comparison below describes the tools’ stated purposes and limitations; a public estimate is not a verified appraisal.

Prepare reliable inputs before calculating
Use the most consistent and verifiable figures you have. Flippa asks for average monthly net profit over the previous 6–12 months and recommends a 12-month average for seasonal sites. Empire Flippers also describes its core approach using average net profit over 6–12 months. Flippa calculator; Empire Flippers tool.
- Choose the period. Use at least six months of operating history where available; use 12 months for seasonal businesses. Do not let an unusually strong or weak month stand in for the business’s normal performance.
- Reconcile revenue. Separate income from advertising, affiliates, products, subscriptions, services, ecommerce, or lead generation. Verify it with payment processors, ad networks, affiliate dashboards, invoices, or accounting records.
- List operating expenses. Include hosting and software, content production, employees and freelancers, advertising, payment processing, support, inventory and fulfillment, maintenance, and attributable office costs.
- Assess owner labor and add-backs. Record owner hours and any claimed one-time or discretionary expenses. Do not add back a cost that a buyer will still need to incur. Buyers may treat a founder’s salary, owner labor, unusual legal costs, or discretionary spending differently.
- Verify traffic and trends. Use first-party analytics and search-console data where available. Review source, country, device, month-over-month and year-over-year changes, and whether traffic is organic, paid, direct, referral, social, or email-driven.
- Document assets and transferability. Check ownership and transfer terms for content, software, licenses, contracts, customer data, email lists, social accounts, ad accounts, supplier relationships, trademarks, and inventory.
A transparent adjusted-profit calculation is:
Revenue − ordinary operating expenses + legitimate buyer-accepted add-backs = adjusted monthly profit

Support the calculation with bank statements, platform reports, tax records, analytics, invoices, or profit-and-loss statements. A spreadsheet number without evidence is a weaker basis for a buyer’s offer.
How to run and interpret a calculator
- Identify the asset. Use a business valuation tool for a developed, monetized site; use a domain appraisal only for the URL.
- Enter verified financial data. Use the chosen 6–12-month period consistently, and enter adjusted profit rather than gross revenue if the calculator asks for earnings.
- Describe the business honestly. Select the correct monetization model and enter traffic trend, traffic sources, site age, owner involvement, and other requested factors without relying on a temporary spike.
- Save the assumptions. Record the date, inputs, time period, calculated profit, and any multiple or range shown by the tool.
- Test a range. Calculate low, middle, and high outcomes using multiples suited to the business and evidence, rather than reporting one figure as certain.
- Cross-check the result. Compare relevant listings and completed sales where information is available, then seek broker or buyer feedback before making an irreversible sale decision.
Expect a screening estimate—not a binding offer, professional financial opinion, or promise that the site will sell for that amount.
What moves a website’s multiple up or down?
A profit multiple compresses a complicated business judgment into one number. The factors below can affect perceived risk and buyer demand; they do not determine a fixed multiple by themselves.

Traffic alone does not establish value. Two sites with equal visitor counts can produce different earnings because of conversion rates, revenue per visitor, audience geography, ad rates, affiliate commissions, email capture, repeat purchases, traffic stability, and dependence on a single platform. Examples: profitable, declining, and pre-revenue sites
Profitable content site
A site earning $2,000 in average monthly adjusted profit would produce illustrative estimates of $50,000 at 25×, $60,000 at 30×, and $80,000 at 40×. The range shows how a multiple assumption changes the result; it does not account for site-specific risks or predict a closing price.
Declining site
If monthly profit is still $2,000 but traffic and revenue are falling, a buyer might use a lower illustrative multiple such as 20×, producing $40,000. The discount reflects the risk that current profit will not continue; it is not a standard multiple for every declining site.
Pre-revenue site
With $0 monthly profit, a profit-multiple calculation returns $0. That does not mean the project has no potential value. A buyer may consider the domain, original content, code, backlinks, email subscribers, brand assets, evidence of product-market fit, development cost, or strategic usefulness. Flippa describes specific asking-price constraints for pre-revenue or non-revenue assets on its platform, including a $9,999 cap; that is a Flippa policy, not a universal valuation ceiling. Ecommerce site
Gross sales do not equal earnings. An ecommerce store with $100,000 in monthly sales but thin margins may be worth less than a content site with $20,000 in revenue and $10,000 in profit. Inventory, gross margin, repeat purchases, fulfillment, and working capital affect how a buyer evaluates the business.

Domain alone
A domain appraisal estimates the address, not revenue from an attached site. Compare relevant domain sales and consider extension, brandability, demand, and trademark risk; do not interpret a high automated estimate as evidence that a buyer will pay it.
Why calculators produce different numbers
- Different profit periods: One tool may emphasize recent performance while another uses a longer average, changing the earnings base.
- Different multiples: Marketplace-specific benchmarks reflect different buyers, business types, and assumptions.
- Verified versus modeled data: Owner records and first-party analytics are not equivalent to public estimates of traffic or revenue.
- Different assets: A domain appraisal, a traffic estimator, and a business valuation are not estimating the same thing.
- Different business models: SaaS churn, ecommerce inventory, agency client concentration, and newsletter engagement create risks a generic content-site formula may miss.
- Different treatment of labor and expenses: Buyers can disagree about which owner expenses are add-backs and what it would cost to replace the owner’s work.
- Private buyer-demand signals: Marketplace tools may use proprietary comparison data that other calculators do not have.
When to distrust an automated estimate
Pause before relying on the output if any of these apply:
- Financial records are missing or do not reconcile with platform reports.
- Traffic rose suddenly, depends on one keyword, or is concentrated in one search engine or social platform.
- One customer, affiliate program, product, or ad network provides most of the revenue.
- Revenue is high but profit is low, or operating expenses are incomplete.
- The owner performs substantial unpaid work that a buyer would need to replace.
- Content quality is thin, repetitive, unclear in authorship, or exposed to copyright or search-policy risks. Flippa’s calculator includes content quality among its stated factors. Flippa valuation calculator.
- Ownership or transferability is unclear for accounts, customer data, licenses, contracts, or social assets.
- A domain may infringe a trademark; an appraisal is not legal clearance.
- Unusual add-backs are undocumented or would remain costs after the sale.
For SaaS, inspect churn, retention, recurring revenue, support workload, and code quality. For agencies, review client concentration, contracts, and owner dependency. For newsletters, review subscriber quality, engagement, sponsorship concentration, and platform ownership. For lead-generation businesses, verify lead validity, exclusivity, and buyer contracts.
When to ask a broker or seek buyer feedback
Use a human valuation or direct buyer feedback when the potential sale is significant, the business is complex, the tool outputs vary widely, or the transaction depends on assets a calculator cannot verify. A broker or buyer can review financial proof, traffic quality, owner workload, legal and transfer issues, and the likely pool of qualified buyers. For a large or complicated company, a marketplace calculator is only a screening tool—not a substitute for specialist valuation advice.
