Mortgage REIT Earnings Reports: Book Value, Leverage, and Distributable Earnings Explained

Mortgage REIT reports often pair GAAP results with supplemental measures. Learn how to check book value adjustments, define leverage, and interpret Distributable Earnings without mistaking it for cash flow or a dividend guarantee.

To read a mortgage REIT’s earnings report, start with GAAP net income, earnings per share, and book value per share. Then check how the company defines any adjusted measures, what its leverage ratio counts, and how its portfolio and financing risks changed. Distributable Earnings can add context to dividend analysis, but it is not a standardized substitute for GAAP results or cash flow.

Start with GAAP results, then read the supplemental measures

Quarterly releases often place GAAP results beside company-defined measures such as Distributable Earnings or Adjusted Book Value. Treat the GAAP figures as the accounting baseline; use the supplemental measures to understand the company’s chosen view of performance, not as interchangeable versions of the same result.

Read the reconciliation that accompanies each non-GAAP measure. It shows which items the company adds, removes, or treats differently from GAAP. A label by itself does not tell you how the number was calculated.

A practical order for reading a release

  1. Find GAAP net income and earnings per share. Note the period covered and whether figures are attributable to common shareholders.
  2. Find book value per share. Identify whether the figure is GAAP book value or an adjusted or economic version.
  3. Read each non-GAAP reconciliation. Record the adjustments and compare them with the prior period’s definition.
  4. Check leverage and funding disclosures. Identify the ratio’s denominator, included debt, collateral, and financing terms.
  5. Read portfolio and credit disclosures alongside earnings. Look for relevant credit-loss allowances, delinquencies or risk ratings if reported, realized losses, and loan resolutions.
  6. Locate the declared dividend. Read it alongside the results, without treating any one earnings measure as a promise of future payments.

What book value per share tells you—and what adjustments change

Book value per share summarizes accounting equity attributable to common shareholders on a per-share basis. Its movement can reflect changes in recognized assets and liabilities, credit-loss allowances, and, for some mortgage REITs, fair-value or other accounting marks.

Some issuers also report Adjusted Book Value or Economic Book Value. Those are supplemental measures, not alternative names for GAAP book value. The adjustment bridge may reflect selected non-cash estimates or valuation changes, but an adjustment does not automatically make the resulting number more accurate or more useful.

How to assess a book-value figure

  • Put the GAAP figure first and name any supplemental version exactly as the issuer does.
  • Read the company’s definition and reconciliation to see which items account for the difference.
  • When tracking a change over time, compare like with like. A change in adjusted book value is not, by itself, a change in GAAP equity.

Seven Hills Realty Trust’s Q1 2026 SEC-filed presentation cautions that its Adjusted Book Value does not represent GAAP book value and may not be comparable with a similarly named measure from another company. Its warning illustrates why a familiar label is not enough to establish that two figures mean the same thing.

How to interpret a mortgage REIT leverage ratio

Leverage describes borrowed financing relative to an equity base, but the reported ratio is meaningful only when you know exactly what the issuer counts. Companies may differ in the debt, other obligations, or equity base included, so a bare ratio is not a reliable cross-company comparison.

Check the ratio’s construction

  • Denominator: Find out whether the company uses common equity, a broader equity base, or another measure.
  • Debt included: Check whether the calculation includes secured financing, securitizations, corporate debt, or other obligations.
  • Funding context: Read the related disclosures on collateral, maturities, and liquidity where available. They help explain how the portfolio is financed.

The issuer’s stated target is also specific to its own approach, not an industry rule. ARMOUR’s investor FAQ describes generally short-term secured borrowings for its agency mortgage investment portfolio and a broad target of six to ten times debt to equity on its permanent capital equity base. That range should not be applied to a different mortgage REIT without examining its funding model and definition.

As a dated, company-specific example, Granite Point Mortgage Trust reported a 1.9x total leverage ratio and $5.70 book value per common share in its Q2 2026 earnings supplement. Neither figure is a sector benchmark.

What Distributable Earnings means—and does not mean

Distributable Earnings is a non-GAAP measure that mortgage REITs may present as a supplemental view of performance and may consider when making distribution decisions. There is no single standardized calculation across the sector: the same or a similar label can reflect different adjustments.

TPG RE Finance Trust’s Q2 2026 SEC-filed exhibit includes realized gains and losses from loan resolutions in its definition while excluding specified non-cash and unrealized items. Angel Oak Mortgage REIT’s 2023 annual report lists a different set of exclusions. These examples show why the reconciliation, rather than the measure’s name, is the basis for understanding or comparing it.

Seven Hills Realty Trust’s Q1 2026 presentation says its Distributable Earnings and Adjusted Book Value are not substitutes for GAAP net income or book value, do not indicate GAAP operating cash flows or cash available for needs, and may not be comparable with similarly named measures at other companies. Accordingly, Distributable Earnings should not be described as cash flow, taxable income, GAAP earnings, or cash available to pay a dividend. It may inform a company’s distribution decision, but it does not assure a future dividend.

How to compare two mortgage REIT earnings reports

Make comparisons on consistent axes rather than ranking companies by a single headline number. For every issuer, use the latest release and its accompanying reconciliations; definitions can change between periods.

  • Accounting baseline: Compare GAAP net income, earnings per share, and GAAP book value per share.
  • Non-GAAP bridge: Record each company’s definition and adjustments for Distributable Earnings and any adjusted or economic book-value measure.
  • Leverage and funding: Compare the ratio only after aligning its denominator and included obligations; then consider collateral, maturities, and liquidity disclosures.
  • Assets and credit: Consider portfolio type and mix, reported delinquencies or risk ratings, allowances, charge-offs, realized losses, and loan-resolution outcomes.
  • Distribution: Note the declared dividend alongside the financial results, without assuming that a supplemental earnings measure determines future payments.

A Blackstone Mortgage Trust Q4 2024 supplement is a historical example of a release presenting GAAP earnings, Distributable Earnings, book value, credit-loss reserves, dividends, portfolio information, and debt-to-equity together. Its figures are historical, not current results. For current decisions, use the relevant issuer’s latest quarterly filing and supplement.

What to take away from the release

A useful reading of a mortgage REIT’s quarter connects the accounting results to the balance sheet: how book value moved, how the issuer defines leverage, what changed in the portfolio and credit disclosures, and what financing conditions the company reports. Supplemental measures can help explain management’s presentation of performance, but their reconciliations and limitations determine what conclusions they can support.
