A January 2024 PerthNow report ranked Armadale and Brookdale equal first for reported median house growth, at 34% each, over November 2022 to November 2023. That is a historical figure attributed to PerthNow—not a current forecast or a verified like-for-like comparison with later market data. The story did not identify the original dataset or calculation behind the ranking.
What PerthNow’s 2024 ranking said
Jake Dietsch’s report, published by PerthNow on 24 January 2024, described ten Australian suburbs as investment prospects. Nine were in Perth. Armadale and Brookdale tied for first, with the report attributing 34% median house growth to each over the 12 months from November 2022 to November 2023. Read the PerthNow report.
The article does not name the primary statistical publisher or explain how it calculated the comparison. Treat 34% as PerthNow’s reported historical result; it cannot be independently assigned to REIWA or Landgate on the basis of that article alone. It also does not establish that either suburb was the best investment choice across the factors an individual buyer would need to assess.
Why Armadale was called the ‘worst suburb’
The phrase referred to a 2021 vote by the satirical S..t Towns of Australia website, as described by PerthNow. It is a reputation label from a satirical poll, not an official safety ranking or a measure of investment performance. The juxtaposition was part of the news story’s framing; it does not show that a suburb’s reputation predicts its future returns.

What the property expert said—and what it does not prove
PerthNow quoted Michael Beresford, identified as director of Melbourne-based investment firm OpenCorp. He argued that investors should account for renter appeal and changing local reputations as cities grow. His comments are an industry figure’s opinions, not official market guidance or an independent test of why the reported prices changed.
Demand, supply and affordability
Beresford pointed to additional housing demand, constrained supply, relative affordability and infrastructure investment as factors he considered relevant. He said, “When you have that much extra demand for housing and you have areas that are constrained in terms of supply, you see significant uplift very quickly,”. PerthNow’s report does not demonstrate that any of these factors caused the 34% result.

Infrastructure and the timing of his view
The report referred to the Armadale rail line as under construction. In November 2023, the Public Transport Authority announced that the Armadale Line shutdown for works would begin on 20 November. Beresford also said the quick-return window had closed in some parts of Perth’s south-east while other suburbs still offered opportunities. That was his view at the time of the January 2024 report, not current investment advice. He cautioned against emotional buying: “My frequent advice to investors is ‘don’t buy with your heart’, emotion has no place in investment.”

How later market figures compare
REIWA’s suburb profiles, updated 7 October 2026, report sales-price growth and median prices for the 12 months ending September 2026. Those later figures describe a different period and are not a confirmation or contradiction of PerthNow’s November 2022–November 2023 statistic. REIWA attributes the profile data to Landgate/REIWA.

These are not the same measure and time window as the 34% figures reported by PerthNow. A meaningful performance comparison would require aligned periods, definitions and methodology.

Population projections have different dates and horizons
PerthNow reported that the City of Armadale was expected to grow from 91,000 to 141,000 people by 2036, but its article did not identify the projection source. The City’s current economic-development page instead gives an estimated population above 113,000 in 2025 and a projection above 155,000 by 2046. A ranking based on one growth statistic cannot answer whether a property suits your budget, risk tolerance or holding period. Compare the following before making a decision:

- Used Book in Good Condition
- Entry price and transaction costs: Include purchase costs and likely ongoing expenses, not just the advertised price.
- Rental demand and yield: Check evidence of tenant demand and realistic rent against the property’s full costs.
- Settled sales and sales volume: Examine recent completed transactions and how many sales underpin a quoted median or growth rate.
- Supply pipeline: Consider planned or available housing supply alongside population and demand claims.
- Infrastructure and access: Verify project status and practical access. Do not assume that a planned or completed project guarantees capital growth.
- Property condition and maintenance: Factor in inspection findings and likely repair costs.
- Holding horizon: Decide whether the investment remains workable if growth is slower than expected or rental conditions change.
Use current market profiles and settled-sale evidence for the relevant period, and check that comparisons use consistent measures. The 2024 PerthNow story did not score its ten suburbs against these common investment criteria, so it cannot establish Armadale as the best present-day choice.
