Sixty-eight individuals or groups from eight states registered to bid, but the two successful buyers were from the area around the farm: one bought tracts 1–13 and the other bought tract 14.
What Woodhill Farms sold for
The 14-parcel auction brought in reported proceeds of $6,435,000 for tracts 1–13 and $210,000 for tract 14, or about $6,644,000 in total. Successful Farming/Agriculture.com reported the combined average at about $8,123 per acre.

These are the 2024 figures reported for this particular auction, not a current estimate of Wisconsin farmland value. The reported total and per-acre figures are approximate.
Why 68 registered bidders did not mean 68 buyers
Peoples Co. reported that 68 individuals or groups registered to bid, representing eight states. About 200 people attended on auction day, and agents described interest from as far away as Massachusetts and California. Registration indicates who signed up to participate; it does not mean every registrant submitted a bid or bought land.

Only two buyers acquired the parcels: one purchased tracts 1–13 and the other purchased tract 14. Peoples Co. agent Adam Crist described the outcome this way: “Even though there were only two buyers in the end.” The auction lasted more than four hours. Agents also described a hypothetical alternative in which runner-up bidders could have resulted in 12 buyers; that was a counterfactual, not the sale’s actual outcome.
What the buyers planned to do with the land
According to Crist, the buyer of tracts 1–13 intended to continue cattle farming, while the buyer of tract 14 intended to use it recreationally. Those were the buyers’ reported plans at the time of the sale, not confirmation of how the property is used today.

The split reflected the property’s range of uses. The larger group of parcels included the working cattle operation, while tract 14 included Tainter Creek, which the sale report identified as a class 1 trout stream. Timbered parcels were described as having hunting or other recreational appeal, and some pasture was described as potentially convertible to row crops.
What made it a turn-key cattle operation
Peoples Co. described Woodhill Farms as an 818-acre mix of pasture, cropland, timber and recreational land, with homes and substantial livestock infrastructure. The listing included more than 400 acres of pasture and 187 acres of row crop. The report characterized the farm as capable of supporting 300 cow-calf pairs; that is the listing’s description, not an independently audited capacity assessment.

Tract 9 contained the main cattle operation, including homes, a newer sale barn, a handling shed, cattle barns, paddocks, waterers and J-bunks. The property also included three cattle-working facilities, multiple barns and sheds, and a large feed bunker on tract 12. Peoples Co. said rotational grazing had been used to manage pasture.
“Turn-key” describes the operation and facilities presented in the sale materials; it does not establish that buildings, equipment, water systems, soils or permits were inspected or ready for a new owner’s intended use. Buyers considering a comparable farm would still need to evaluate the particular parcels, title, zoning, water, soils and condition of facilities.

How the auction price compared with Wisconsin averages reported in 2024
For context, Successful Farming/Agriculture.com relayed University of Wisconsin-Madison Farm Management Division of Extension figures showing an average Wisconsin farmland sale price of $6,384 per acre so far in 2024. On the article’s reported figures, Woodhill Farms’ roughly $8,123-per-acre average was higher. The comparison is directional: the statewide figure was year-to-date when the article was published, and the Woodhill transaction combined varied parcels, infrastructure and recreational features.
The same article reported a 2023 Wisconsin average of $5,890 per acre for agricultural land sold, with the statewide average up 6% from 2022. It also cited increases of 11% from 2021 to 2022 and 14% from 2020 to 2021. These are historical figures relayed in the October 2024 article, not current 2026 market prices.

The article also relayed that 68,206 acres sold in Wisconsin during 2023 and 32,990 acres had sold in 2024 by the point covered in that October report. The 2024 acreage was year-to-date, not a full-year total. Statewide averages and acreage totals have different time periods and should not be treated as direct measures of what an individual farm is worth.
Why the owners decided to sell
The owners were approaching retirement, and none of their children planned to continue the cattle operation. Co-owner Brian McCulloh described the sale as a difficult decision and said he was proud of what the operation had become. “Woodhill Farms is the epitome of what is possible when the right people connect. It took 40 years to build this success.” He added: “The beauty of what we built is that it can be someone else’s story.”
Why a large auction still ended locally
The sale drew registrations across eight states, but wide interest did not determine who ultimately bought the parcels. The buyers’ reported plans fit the property’s distinct agricultural and recreational potential: one planned to keep the cattle operation going, while the other planned recreational use. Peoples Co. agent Travis Smock called a sale of this size uncommon in an area where little land changes hands publicly, and said, “We had about as much interest as you can have on a sale with this one,”
