What does the under-£450 million figure mean?
Ingenia’s engineering account, published around 2012, reports that construction methods helped keep The Shard’s cost under £450 million. It does not provide a definitive, fully inclusive final development-cost breakdown. The figure should therefore be read as reported construction-cost wording, not as the total amount spent on every part of the project.

A separate £435 million contract-cost figure appears in secondary material, but the available sources do not establish its accounting boundaries or independently verify it in a primary cost record. It is not a sound basis for calling £435 million the building’s total cost.
How did construction methods affect the cost?
The project used top-down construction: work on the foundations and basement excavation proceeded while the central core rose. Ingenia says the method shortened the construction programme by three months and links the time saving to keeping costs below £450 million. This is a reported project outcome, not a quantified breakdown of how much money the method saved.

Ingenia also describes using top-down construction for the core of a very tall building as a world first, while noting that the method itself had earlier precedents. That characterization belongs to Ingenia’s engineering account, rather than being a claim that top-down construction was invented for The Shard.
What is The Shard, and what was built?
The Shard stands 309.6 metres (1,016 feet) tall and has 95 storeys; level 72 is its highest habitable floor. Its official website describes it as Western Europe’s tallest building. The building combines offices, a hotel, apartments, restaurants, retail and a public viewing gallery, matching developer Irvine Sellar’s stated ambition for a mixed-use “vertical city.”

The Shard’s official project facts page records a peak construction workforce of 1,450 people from 60 countries. The page does not date that statistic.
Which project milestones are relevant?
- 5 July 2012: The Shard was formally inaugurated.
- February 2013: The public viewing gallery opened.
These dates mark separate milestones; the opening of the viewing gallery came after the building’s formal inauguration.

Can The Shard’s cost be compared with another skyscraper?
Only if the figures use comparable definitions. A construction-cost figure, a contract value and an all-in development total can cover different things. Before comparing towers, check:
- whether the figure is a contract cost, construction cost or full development cost;
- the price year and currency basis;
- whether land, financing and professional fees are included;
- whether adjacent station, public-realm or wider development work is counted; and
- whether building scale is measured consistently, including floor area and usable floors as well as height.
The available sources do not establish a fully inclusive final cost for The Shard, or a consistent floor-area basis for calculating cost per square metre. An inflation-adjusted total or per-area comparison would therefore imply more certainty than the evidence supports.
