Architectural Digest reported in February 2025 that Julia Roberts’ homes have included properties in Malibu, Taos, New York City, San Francisco, Maui and Kauai. Its account identifies a Malibu property as the family’s primary home, but public reporting does not establish a complete, current list of what Roberts owns. The clearest picture is a history of reported purchases, listings and sales—not a live inventory or a measure of her wealth.
What is known about Julia Roberts’ homes?
The properties reported over the years span a rural New Mexico ranch, coastal homes in California, urban residences and Hawaiian island real estate. The dates and transaction stages matter: a past purchase, a rental listing or a completed sale does not establish present ownership.
Architectural Digest’s February 2025 overview is the broadest source for the portfolio’s locations and chronology. The Los Angeles Times provides contemporaneous reporting on two California transactions, while the San Francisco Chronicle reported on the 2023 San Francisco listing. None of these reports amounts to a complete current title record.
Taos: a reported long-running ranch retreat
Architectural Digest reports that Roberts acquired a 32-acre ranch near Arroyo Seco, New Mexico, in the 1990s and kept it as a second home. The magazine identifies former U.S. defense secretary Donald Rumsfeld as the seller, but the available reporting cited here does not independently establish the chain of title.
#1 Best Overall
In a 2002 Oprah Winfrey interview, Roberts described the place as: “It’s peaceful, and it’s a relief,” she told Winfrey. “I always say you can’t be in a bad mood here. Everything is kind of clear.” Architectural Digest reproduced the remark in its 2025 overview. The same article relays a Forbes estimate of about $2.5 million in 2008; that old estimate is not a current appraisal.
Malibu: the property reported as the family’s primary home
Architectural Digest reports that Roberts and her husband, cinematographer Daniel Moder, bought a Malibu property in 2003 for $9.5 million. In its February 2025 article, the magazine calls it the family’s primary home. That is the publication’s dated characterization, not confirmation of ownership today. The magazine describes multiple structures and outdoor features; those are reported details, not an independent inspection.
Rank #2
A separate Point Dume cottage
Architectural Digest also reports a three-bedroom Point Dume cottage purchase in 2017 for $3.9 million. A rental listing at $10,500 per month was reported in 2018. That historical listing does not establish that the cottage is currently owned by Roberts or available to rent.
A neighboring property sold in 2020
In March 2020, the Los Angeles Times reported that a trust tied to Roberts sold an approximately one-acre neighboring Malibu property off-market for $8 million. The Times described a ranch house, gardens and a riding ring, among other features. It reported that the property had been bought for $6.84 million in 2015 and had previously been involved in foreclosure proceedings. These are reported historical transaction details, not current value estimates.
Rank #3
San Francisco: a reported purchase and later sale
The Los Angeles Times reported in February 2020 that a trust tied to Roberts paid $8.3 million for a century-old Victorian Revival-style home in the Presidio Heights neighborhood. The paper described five levels, five bedrooms, 4.5 bathrooms and about 6,200 square feet.
Architectural Digest reports that the couple listed the property for $11.75 million in 2023 and sold it for $11.3 million. The San Francisco Chronicle independently reported the listing in October 2023 and described the home as Edwardian. The difference between purchase and sale prices is not a measure of profit: costs, financing, taxes and the trust’s basis are not accounted for by those figures.
Rank #4
New York and Hawaii: reported transactions
Architectural Digest reports that Roberts bought a Greenwich Village penthouse in 2010 for $3.845 million and sold it in 2016 for $16.2 million. The magazine also reports a 2016 sale for $16.2 million of a two-acre estate on Kauai’s North Shore. These are historical figures reported by the magazine; the cited coverage does not provide primary deed documentation for those transactions.
The 2025 overview also names Maui and other locations in its account of Roberts’ real estate history, without enough detail in the cited reporting to establish a similarly specific purchase or disposal chronology for every property. Those mentions should not be treated as proof of current ownership.

How to read the reported prices
The figures in coverage refer to different events and years: purchases, listings, completed sales and an older estimate. They are not comparable current valuations, and none establishes Roberts’ net worth. A reported sale price records a transaction at a particular time; it does not show the property’s value today or the owner’s gain after expenses.
- Purchase price: a reported amount paid at acquisition, not a present-day appraisal.
- Listing price: an asking price, not necessarily the amount received.
- Sale price: a reported completed transaction amount, not a calculation of profit.
- Old estimate: a dated estimate, such as the 2008 figure relayed for the Taos ranch, should not be carried forward as a current value.
Does public reporting show where Julia Roberts lives now?
It does not establish a complete, verified current ownership record. Architectural Digest described the Malibu property as the family’s primary home in February 2025, but the other cited reports mainly document past acquisitions, listings and sales. Accordingly, the most accurate answer is that Malibu was identified as the primary home in that dated report; a broader claim about every home Roberts owns today would go beyond the public reporting summarized here.
