State planning officials approved the first stage of a proposed shopping centre on Marmion Avenue in Alkimos on 17 December 2025. The approval covers one part of the wider Alkimos Central precinct—not the entire precinct—and the centre has not been confirmed as open. The first stage is planned to open in 2027, but that remains an expectation rather than a guaranteed date.
What did state planners approve?
The Metro Outer Development Assessment Panel approved application DAP/25/02972 for Part Lot 9002 (2570K) Marmion Avenue, Alkimos. The decision, recorded in the panel minutes, approves the application and accompanying plans subject to conditions. It is a planning decision for a defined development stage, not confirmation that construction is complete or that the wider Alkimos Central project has been delivered.
The approval is valid for four years from 17 December 2025. If the development is not substantially commenced within that period, the approval lapses. The minutes establish the approval and its conditions; they do not establish that building work has started.
What is planned for the first stage?
PerthNow described the proposal as a $25 million first stage on a 2.35-hectare site. Its report says the plans include a supermarket, liquor store, childcare centre, medical centre, eight retail and commercial tenancies, seven cafes or food outlets, and 301 parking spaces. One commercial tenancy was approved to operate as a small bar.

- Wider commercial site: PerthNow reported that the larger site slated for commercial development covers 181.7 hectares.
These are project details reported by PerthNow; they should not be read as a list of confirmed tenants or proof that every proposed service will be operating at opening.
Why are two different project values being reported?
The $25 million description comes from PerthNow’s 2025 report about the shopping-centre stage. A separate Western Australian Government announcement in September 2025 called the first retail and services precinct a $33 million development. The sources use different descriptions and give different amounts. They do not explain the difference, so neither figure should be treated as a correction of the other.

Where is the centre, and who is behind it?
The application presentation identifies Centuria Capital Limited as the proponent and describes a mix of retail, commercial and community uses beside Alkimos Train Station. The site is Part Lot 9002 (2570K) Marmion Avenue. The application presentation sets out the proposed location and land-use mix.
In its 17 September 2025 announcement, the WA Government said Centuria had reached a land deal with the Cook Government to develop the first retail stage on land owned by DevelopmentWA. The government placed the site about 100 metres from Alkimos Station and 150 metres from the future Alkimos Aquatic and Recreation Centre. PerthNow also described the centre as within walking distance of the station.

The shopping centre is one component of Alkimos Central, a larger town-centre development. Approval of this first stage does not mean the remaining precinct has received the same approval or is complete.
When is the Alkimos shopping centre expected to open?
Both PerthNow and the September 2025 government announcement gave 2027 as the expected opening year. DevelopmentWA’s project timeline lists retail-precinct development as expected to commence in 2026 and stage one as expected to open in 2027, while warning that timeframes are subject to change.

Those dates are plans, not a firm opening commitment. The available project information does not independently confirm that construction had commenced by 8 October 2026, or establish whether the expected opening date has since changed.

PerthNow reported that City of Wanneroo officers supported the proposal and considered design-review-panel concerns addressed. The newspaper quoted the officers’ recommendation report as saying:

“The proposal will deliver a functional and well-designed centre that supports the long-term growth of Alkimos and establishes a foundation for future stages of the city centre,” they said.
“(The proposal) provides a strong pedestrian focus, active street frontages, and potential for a high standard of landscaping and built form appropriate for an initial stage.”
Butler MLA Lorna Clarke’s comments were political support for the project, made when the land deal was secured. PerthNow quoted her saying:
“As a mum, I am so pleased to see more childcare, health services and green spaces coming to our Alkimos community,” she said.
