Stake gives eligible investors in many countries digital access to real-estate opportunities in the United Arab Emirates and Saudi Arabia. The investments are not the same in both markets: UAE opportunities are fractional interests in individual properties, while Saudi opportunities are units in real-estate funds. “Across the globe” describes potential investor reach, not a worldwide catalogue of properties, and eligibility and country restrictions apply.
What you invest in depends on the market

These structures carry different terms, timelines, and risks. Saudi Arabia’s Real Estate General Authority describes licensed investment funds and special-purpose entities as possible real-estate owners under the applicable Capital Market Law and related rules; that legal context does not verify the terms of any individual Stake fund. How investing through Stake works
Stake’s help article describes a process that begins with choosing a market, completing identity verification, and reviewing the available opportunities. The steps diverge after that because a UAE property purchase and a Saudi fund subscription are different products.
For a UAE property
- Select the UAE market and complete identity verification.
- Choose an available property and an investment amount, then check out by debit card or bank transfer.
- The investment remains pending until the property is fully funded. Stake says it then provides title deeds and share certificates.
- Rental payments, when applicable, are credited to the Stake wallet according to that property’s timeline.
For a Saudi fund
- Select Saudi Arabia, complete identity verification, and review the available fund’s strategy and terms.
- Subscribe to the fund and review the subscription documentation.
- For an income-generating fund, distributions may begin after operations start. For a development fund, proceeds are returned when the fund closes, subject to its terms.
Stake describes these as possible sources of return, not promised outcomes. Its risk disclosure says, “All investments through Stake carry risk and are not guaranteed,” and “Past performance is not a reliable indicator of future results.” Read Stake’s Key Risks disclosure.

Who can invest, and from where?
Stake says it serves residents and non-residents internationally, but applicants must meet the relevant market’s eligibility rules. Its help pages list identity and documentation requirements as well as country restrictions; Saudi eligibility distinguishes Saudi residents and citizens from international applicants. Restrictions and lists can change, so check the live terms for the specific market before applying.
Stake states that Stake Properties Limited is regulated by the Dubai Financial Services Authority as an Operator of a Property Investment Crowdfunding Platform. It also states that Stake Financial Technology Company is regulated by Saudi Arabia’s Capital Market Authority for real-estate fund opportunities, under permit number 05-53-2023. Fees, currency, and limits to check
Stake’s Help Center published the following schedule for UAE property investments in 2025. These are platform-published fees, not a guarantee that every current opportunity has identical terms; review the specific deal documents before investing. The schedule should not be assumed to apply to Saudi funds.

Stake says transactions are charged in AED. International card payments may incur bank foreign-exchange charges, and intermediary banks or currency conversion can affect the amount received. It also says a 2.5% withdrawal fee applies if a debit-card deposit is withdrawn without being invested. See Stake’s transfer guidance.
Stake’s Saudi investment-limit help page, dated October 2024, says retail investors may invest up to SAR 200,000 per fund and gives no stated limit for professional clients. How long money may be tied up
Stake’s homepage describes exit windows every six months and a five-year hold for full sales of properties and funds. These descriptions do not make an investment liquid on demand: the actual exit route, secondary-sale conditions, and timing depend on the specific opportunity and its terms. UAE rental credits follow each property’s timeline; Saudi development-fund proceeds are tied to fund closure. Review Stake’s current homepage and offering terms.

Before committing money, compare the individual opportunity or fund documents on the points that determine what you own, what you pay, and when you might receive cash:

- Structure and evidence: Is it fractional ownership in a property or a unit in a fund? What ownership or subscription documents are provided?
- Strategy: Is the fund income-focused or development-focused, or is the opportunity a UAE property with rental and appreciation potential?
- Duration and exit: What is the expected term, maturity, sale process, and any secondary-sale route?
- Total costs: Check entry, recurring, performance, exit, and transfer charges for that specific product.
- Currency and eligibility: Consider AED exposure, possible conversion costs, and whether your residence and documents meet current rules.
