The transaction totaled $3,523,316 and included 156.94 cropland acres; Successful Farming reported a Corn Suitability Rating Index (CSR2) of 94.7 for the property.
What sold in Sioux County
Successful Farming reported the sale in an article published April 1, 2025. The property was described as highly productive, level to gently rolling, and extensively managed in recent years. The report attributed strong bidder interest to its location and soil productivity, but did not provide a full appraisal or independent analysis establishing why it achieved that price.

- Total area: 161.62 acres, including 156.94 acres of cropland.

How it compares with the other sales in the report

These are individual reported transactions, not a statewide average or evidence that another Iowa farm should sell for $21,800 per acre. The Sioux County price belongs to that specific property and auction.

What a buyer or seller should compare
A useful valuation comparison requires more than matching a headline price per acre. The report does not provide the information needed for a rigorous comparison of these farms. For a property-specific assessment, relevant factors include:
- Local comparable sales: recent transactions in the same area, with sale dates and terms considered.
- Soil productivity: CSR2 or other relevant soil measures, interpreted alongside the land’s actual characteristics rather than as a standalone price predictor.
- Land mix: total acres versus cropland or tillable acres, since those figures are not interchangeable.
- Parcel characteristics: size, layout, drainage, and access.
- Transaction terms: lease or possession arrangements and other sale conditions.
The report does not establish that CSR2 alone explains the Sioux County price, nor does it provide enough detail to isolate the effect of any one feature.
