Freddie Mac’s weekly average rate on a 30-year fixed mortgage reached 7.28% on October 1, 2026—the basis for the rounded 7.3% in this headline. The three mortgage-related stocks highlighted by Simply Wall St are Blackstone Mortgage Trust (NYSE: BXMT), Orchid Island Capital (NYSE: ORC), and Rithm Capital (NYSE: RITM). They are not interchangeable bets on mortgage rates: each has a different business model and responds to different risks.
What the 7.3% mortgage-rate figure means
The 7.3% figure is a rounded version of Freddie Mac’s weekly average 30-year fixed mortgage rate of 7.28%, reported by The Associated Press on October 1, 2026. It was up from 7.03% the prior week and 6.34% a year earlier, and was the highest reading since November 22, 2023. It is a consumer mortgage-rate benchmark—not a borrowing rate paid by any of these companies or a direct measure of their investment returns. The Associated Press reported the weekly figures.
Mortgage rates generally follow the 10-year Treasury yield and are influenced by inflation, Federal Reserve policy, and bond-market expectations. A change in the Fed’s policy rate alone does not mechanically set mortgage rates. The Associated Press explains the broader rate drivers.

BXMT: commercial-property lending exposure
BXMT’s described business is lending against income-producing commercial properties, with senior floating-rate loans. That gives it a different set of sensitivities from a residential mortgage-backed securities investor. The key questions are how borrowers and properties are performing, whether loan payments and refinancing remain manageable, and what it costs BXMT to fund its lending. Higher rates can alter borrower financing burdens and funding conditions, but the 30-year consumer mortgage benchmark alone does not establish the effect on BXMT’s earnings or distributions.
ORC: agency RMBS, spreads, and prepayments
ORC is described as investing in U.S. residential agency RMBS. Its exposure therefore depends on the prices and spreads of those securities, as well as refinancing and prepayment behavior. Mortgage rates can influence refinancing incentives, but the relationship is not a simple one-for-one link between the Freddie Mac weekly rate and ORC’s results. Investors would need current portfolio, financing, and hedging details to assess how a particular rate move might flow through to performance.

RITM: servicing, origination, asset management, and investments
RITM’s reported business mix is broader than a single mortgage-lending or securities strategy. Simply Wall St reported approximately US$3.4 billion from origination and servicing, US$820 million from asset management, and US$320 million from its investment portfolio. Mortgage rates may affect mortgage production and refinancing activity, while servicing, asset management, and investment results have their own drivers. Segment revenue figures alone do not show profitability, cash available for distributions, or the risk profile of each business.
