Before comparing places, decide which trade-offs matter most to your household:

- Property-level coastal risk: Flood exposure and insurance vary by address and building, not just by town.
15 beach towns and what the experts highlighted
1. Hilton Head Island, South Carolina
Realtor Caitlin Smith of Sequel at Compass South Carolina points to beaches, golf, preservation, bikeable communities, and amenities. The feature describes relatively mild winters and year-round beach access, making this a candidate for people who want outdoor recreation beyond summer.

Smith describes a mix of beach access, boating, walkable neighborhoods, downtown activity, local culture, and food options. The pairing offers a useful starting point for comparing a city’s everyday amenities with nearby beach living.
4. La Jolla, California
Maimon and Matt Brown of William Raveis Real Estate cite village character, coastline, and walkability in areas such as Bird Rock and La Jolla Shores, along with beaches, parks, schools, and access to medical and research institutions. Those are expert characterizations, not a comparative assessment of school or health-care quality.

Different sources and measures make these directional context, not a like-for-like ranking.

This is dated market data, not a current October 2026 price.

Instead of treating the list as a verdict, use it to build a shortlist around your own constraints. For example, someone prioritizing warm winters and outdoor access might start with Hilton Head Island or Florida destinations; someone seeking a coastal setting near a major urban center might investigate Malibu, Charleston, or Wilmington and Wrightsville Beach. These are starting points suggested by the feature’s descriptions, not guarantees about cost, commute, or lifestyle.
- Set a realistic monthly housing budget. Compare current listings and transaction data for the specific neighborhood, then add property taxes, insurance, maintenance, utilities, and financing costs. The reported average home values and cost-of-living figures here have differing dates and methods.
- Check routine access, not just vacation appeal. Map your likely commute, airport trips, groceries, health care, schools, and activities at the times you would actually use them. Town-wide descriptions cannot establish a specific household’s access.
- Visit outside peak season if possible. A beach town can feel different in winter, during tourist season, or when weather limits outdoor activities. Consider the year-round routines you expect rather than the experience of a short visit.
- Evaluate the exact property’s coastal exposure. Search the address using FEMA’s Flood Map Service Center, the official public source for National Flood Insurance Program flood-hazard information. Review the map panel and effective date, and look for applicable map-change documents. Then ask a qualified local professional and insurer about property details the map cannot resolve.
- Ask about insurance and hazard costs before committing. A FEMA flood map is not a premium quote or a complete property-risk assessment. FEMA buyer guidance dated July 2016 notes that flood risk is not limited to mapped high-risk areas and that coastal buildings exposed to wave action are likely to have higher flood-insurance costs; use that as general context, not a current premium or coverage determination.
What flood-zone labels mean for a coastal home search
FEMA training describes a Special Flood Hazard Area in relation to a flood with a 1 percent annual chance of being equaled or exceeded. The common phrase “100-year flood” does not mean such a flood occurs on a dependable once-per-century schedule. A map designation is one input to due diligence, not a promise that a property outside a mapped high-risk area cannot flood.
