What happened to the Bunny Ranch?
A June 2026 LegalClarity account describes the Moonlite BunnyRanch as held by the Moundhouse–2000 Trust and names Cole, Potter, and Wray as trustees. This is a secondary account, not a current deed or official confirmation of title.

In December 2018, The Blast reported on a court filing in litigation Hof had brought before his death. The filing requested that Cole, Potter, and Wray, as trustees of the Moundhouse–2000 Trust, be substituted for Hof. It described the trust as his legal successor in that case and referred to his estate and Cherry Patch LLC. That filing supports their role as trustees in the litigation; it does not by itself establish the final ownership or distribution of every asset.
Was Suzette Cole Hof’s heir?
The available accounts identify Cole as a trustee and as the operator of Hof’s Lyon County brothels, not as the sole personal heir. Before Hof died, Cole had been placed on licenses for four Lyon County locations, including the Bunny Ranch, according to contemporaneous reporting by The Blast. A licensing and management role is distinct from inheriting real estate or receiving the trust’s assets as a beneficiary.

Hof’s daughters were reported as intending to challenge or claim estate assets. Las Vegas Advisor revisited the issue in 2020, but the sources reviewed do not establish a final ruling on any challenge or a completed distribution. Their reported intent should not be treated as proof that they succeeded—or that they were excluded.
Why the Love Ranch had a different licensing issue
The Bunny Ranch was one of Hof’s Lyon County businesses. The Love Ranch was in Nye County, where the Las Vegas Sun reported in October 2018 that brothel licenses were non-transferable. A prospective operator would need a new license; the reported options included applying, selling or leasing to an applicant, or closing. The Las Vegas Review-Journal reported that the Love Ranch would remain closed pending licensing for a new owner.

Those reports describe the licensing situation in 2018, not current operating status or present-day county rules. The Love Ranch’s closure and licensing questions should not be taken as evidence about who inherited the Bunny Ranch.

- Final inheritance: The sources reviewed do not establish current legal title, the trust’s precise beneficiaries, the outcome of the daughters’ reported challenge, or a final distribution of all assets.
For an authoritative present-day ownership determination, current deeds, trust or probate records, or a final court order would be needed. Nevada’s general succession statutes, published in NRS Chapter 134, do not on their own establish the terms or final distribution of Hof’s trust.
