How much did UK rents rise?
Goodlord reported a 4.9% year-on-year increase, from an average of £1,507 per property in September 2025 to £1,581 in September 2026. Goodlord expressed the difference as £888 more per year for tenants. The index also showed a smaller, 0.9% rise between August and September 2026. Goodlord’s September 2026 Rental Index says it uses a “new and improved methodology,” so its latest figures should not be compared directly with earlier Goodlord releases without checking whether their methods are comparable.
Which parts of the UK saw the biggest changes?
The UK average masks wide differences between regions and nations. Goodlord reported the following year-on-year changes for September 2026:

| England | Up 5.5% |
| Scotland | Up just under 3% |
The North East recorded the steepest increase among the figures reported, while the East of England was the only area listed with a fall. These are reported changes, not an explanation of why rents moved differently.

Why is the ONS rent figure different?
The ONS reported average UK private rents of £1,400 a month, up 3.8% in the 12 months to August 2026. Its Price Index of Private Rents covers new and existing tenancies, and the UK estimate was provisional when published on 16 September 2026. Goodlord’s figure is for its September Rental Index and September-to-September comparison. Because the measures and reporting periods differ, the 4.9% and 3.8% figures are not direct competing estimates for the same period and population. See the ONS private rent statistics.

Goodlord put the average rental void period—the time a property is empty between tenancies—at 20 days in September 2026. Its regional figures ranged from 11 days in the North East to 29 days in Yorkshire and the Humber. Those figures describe a separate market measure; the report does not establish that void periods caused the rent changes.

Goodlord CEO William Reeve interpreted the index as showing that rental averages continued to outstrip inflation year on year, while the pace of rent growth appeared to be slowing in some regions. He suggested falling net migration could be easing supply-and-demand pressure. That is Reeve’s interpretation, not a causal finding demonstrated by the reported figures.
