Mortgage Solutions reported on October 1, 2026, that TSB, Barclays, Principality Building Society and Halifax Intermediaries had repriced selected mortgage products as UK gilt yields rose. The changes were not uniform: they depended on lender, borrower route, fixed term, loan-to-value (LTV) band and fee. Halifax’s selected increases were due to take effect on October 2. These are dated reported changes, not a live rate table.
What the report says about gilt yields
Mortgage Solutions described sharp increases in 10- and 30-year gilt yields alongside mortgage repricing. Jason Hollands, managing director of Bestinvest, said: “With 30-year gilt yields near 6% and 10-year yields at 5.5% – levels not seen for decades – the Chancellor faces a much tougher fiscal backdrop, narrowing the room for manoeuvre.” Those yield figures are Hollands’s statement as quoted in the October 1 report, not independently verified market data here.
The report links the market backdrop with lender repricing, but it does not independently establish the cause of each lender’s decision. Mortgage pricing can vary by product and borrower route, so the examples below should not be read as changes to every product offered by each lender.
Reported changes by lender
Barclays: selected purchase and remortgage fixes rose
Mortgage Solutions reported that Barclays increased several residential rates. Its two-year purchase fix at 60% LTV with an £899 fee rose from 5.05% to 5.15%. The 75% LTV two-year purchase fix with the same fee rose by 0.1 percentage points to 5.3%.

The report also noted increases on several large-loan purchase and remortgage products and across Barclays’ existing-customer reward range, without giving every rate. David Hollingworth, associate director at L&C Mortgages, said: “Barclays’ latest move highlights just how quickly the mortgage market can change. Rising funding costs are putting pressure on lenders, which may lead to further repricing in the weeks ahead. Borrowers who are considering fixing would be wise to act sooner rather than later.” This is Hollingworth’s view as quoted in the report, not a guarantee that rates will rise further.
TSB: changes covered transfers and additional borrowing
TSB raised selected residential and buy-to-let (BTL) product-transfer and additional-borrowing rates. The increases varied by fixed term and LTV:

- Residential product transfers: one-year fixes rose by 0.3 percentage points. Selected two- and five-year fixes rose by up to 0.15 points. Three-year fixes rose by 0.05 points for the 60–75% LTV no-fee product and by up to 0.1 points for selected 75–85% LTV products.
- BTL product transfers: one-year fixes rose by 0.3 points. Selected two-year fixes in the 0–60% and 75–80% LTV bands rose by up to 0.2 points; five-year fixes at 60–80% LTV rose by up to 0.15 points.
- Residential additional borrowing: selected two- and five-year fixes rose by up to 0.15 points. Three-year fixes above 60% LTV rose by up to 0.1 points.
- BTL additional borrowing: the two-year fix at 0–60% LTV and the five-year fix at 60–75% LTV each rose by 0.05 points.
Principality: a mix of increases and reductions
Principality Building Society’s reported changes were not all increases. It reduced residential five-year fixed rates at 95% LTV by 0.05 percentage points, and cut a holiday-let five-year fixed product at 60% LTV with a £1,395 fee by 0.03 points.
Other selected residential rates rose: two-, three- and five-year products at 65%, 75%, 80% and 85% LTV increased by up to 0.05 points. Two-year 90% LTV products with a fee and five-year 90% LTV products without a fee rose by 0.02 points. Two- and five-year, 75% LTV Help to Buy Wales new-build products rose by 0.13 points.

In BTL, the five-year 60% LTV product with a £1,395 fee rose by 0.05 points. Selected two- and five-year 70% LTV products and a five-year 75% LTV no-fee product rose by 0.03 points.
Halifax Intermediaries: selected increases due October 2
The report said selected Halifax Intermediaries rates would rise from October 2, 2026. Selected two-, three- and five-year homemover and first-time-buyer fixes were due to increase by up to 0.1 percentage points. Selected remortgage, product-transfer and further-advance fixes across those terms were due to rise by up to 0.15 points.

How to compare the changes fairly
A rate is only comparable with another when the key product details match. In particular, distinguish a purchase mortgage from a remortgage, product transfer or additional borrowing; check the fixed term and LTV band; and account for fees and eligibility. The examples in the report do not provide a complete market-wide comparison, and a lower headline rate may come with a different fee or borrower criteria.
