Smart Bricks has raised a reported $5 million pre-seed round led by Andreessen Horowitz’s a16z Speedrun. The February 10, 2026 financing is intended to expand the startup’s AI-powered real-estate investment platform into additional markets and strengthen its data and product infrastructure. The announcement confirms the round, but not its valuation, security, ownership split, individual check sizes or a16z’s exact contribution.
What happened in the Smart Bricks funding round?
TechCrunch reported the financing on February 10, 2026. Smart Bricks followed with its own announcement and a PR Newswire release on February 11. The company was founded in 2024 by Mohamed Mohamed, who is identified as co-founder and CEO.

What Smart Bricks says it is building
Smart Bricks presents itself as an AI-native real-estate investment platform—or, in its broader wording, an applied-AI lab building an infrastructure layer for global property investing. That is different from a conventional property-listing portal. The intended product covers the investment lifecycle:
- Discover: identify potential properties and markets.
- Underwrite: combine market and transaction data to estimate value, cash flow, returns and downside risk.
- Execute: support diligence, negotiation, financing and transaction documents.
- Monitor: track an acquired asset, model refinancing and suggest future actions.
The exact live workflow, the amount of human review and the jurisdictions in which each service is available are not fully documented publicly. A practical interpretation is a hybrid of software, data analysis and coordinated professional services—not a claim that brokers, lawyers, lenders, inspectors or property managers disappear.
How the product is supposed to differ from a property portal
Smart Bricks says its system ranks investments rather than merely returning search results. Its individual-investor materials describe valuations, return projections and market insights, with more than 10,000 data sources refreshed hourly. Its funding announcement instead claims more than one million proprietary and public data feeds, the ability to surface the top 0.1% of properties and automation of up to 99% of the workflow.
Those metrics are not interchangeable. The company does not define whether a “source,” “feed” or “workflow” is counted at the same layer, nor does it publish the methodology behind the 0.1% ranking or the 99% automation figure. They should therefore be treated as company claims, not audited performance measures.

A typical intended user journey
The public descriptions imply a workflow like this, although the precise product sequence is not independently documented:
- An investor sets a target market, return objective, risk tolerance and financing preferences.
- The system scans listings and other market or transaction data.
- Candidate properties are ranked using underwriting and risk-adjusted-return models.
- The platform produces valuation and cash-flow scenarios, including downside cases.
- External and internal professionals complete legal, tax, title, inspection, lending and other diligence.
- After closing, the system monitors performance and can model refinancing or other decisions.
The problem Smart Bricks is targeting
Mohamed and the company describe real-estate investing as fragmented compared with public markets. Information is spread across broker emails, PDFs, spreadsheets and inconsistent databases. Analysts, lawyers, lenders, property managers and investors often work in disconnected systems, while individuals may lack the underwriting tools available to institutions.
Smart Bricks’ thesis is that software can make this decision and execution layer more systematic. The meaningful test is not whether an AI model can rank listings, but whether it can maintain reliable outputs when data is late or contradictory, a property is unusual, local regulations differ, financing changes or liquidity vanishes.
Founder, locations and operating footprint
Mohamed’s reported background includes Boston Consulting Group, McKinsey & Company, Blackstone and Goldman Sachs, followed by venture investing at Atomico and Greycroft. TechCrunch says he left BCG in 2024 to start Smart Bricks. Forbes 30 Under 30 recognition and other credentials are presented by the company and should be understood as company-supplied unless independently confirmed.

The company’s location descriptions are inconsistent. TechCrunch reported London and San Francisco operations; Smart Bricks’ release called it Dubai-based; and the a16z Speedrun company profile lists San Francisco. The sources do not establish whether these labels refer to incorporation, headquarters, operating offices or a later move.
At the time of the funding report, Smart Bricks said it operated in the United States, United Kingdom and United Arab Emirates. Company materials mention Dubai, London, New York, Miami and other global locations, but those references may describe target expansion or displayed opportunities rather than fully supported transaction markets.
Why a16z Speedrun matters
Speedrun is an a16z startup program that combines capital with operational support. Its official overview says it can invest up to $1 million and help with recruiting, go-to-market, marketing, finance, legal, human resources and operations. The page says Speedrun has deployed more than $180 million across more than 150 startups since launching in 2023.
The Speedrun FAQ describes a specific structure: up to $500,000 for 10% upfront through a SAFE, plus up to another $500,000 in the company’s next round within 18 months, with a pro-rata right in later financings. It also describes company credits and benefits. The FAQ currently says more than $8 million in credits, while the main overview says more than $5 million; the discrepancy is worth noting.

Speedrun’s role as lead does not mean it supplied the entire $5 million. Smart Bricks’ reports do not disclose a16z’s check size or whether the program’s standard terms were used for this financing.

TechCrunch names reAlpha and Roofstock as adjacent companies. Roofstock’s platform focuses on acquiring, operating and exiting single-family-rental and build-to-rent portfolios, with management and landlord-software affiliates. That makes Roofstock an operational comparison, but not a complete substitute for Smart Bricks’ claimed multi-market intelligence stack. reAlpha’s materials point toward AI-enabled homebuying, mortgage and title infrastructure, a more vertically integrated model.
The boundary between these categories is Smart Bricks’ strategic positioning, not an independently settled industry definition.

The current Speedrun profile says Smart Bricks has a roughly $12 million annualized revenue run-rate and 20 employees. Smart Bricks’ company page claims $10 billion in cumulative client assets under management, more than 30,000 individual investors and 10 funds managed. These figures were not part of the original February funding report and are not independently audited in the available material.

The AUM and investor counts also do not explain whether they refer to Smart Bricks itself, predecessor or advisory activity, clients’ aggregate assets, or assets influenced by the platform. The revenue figure’s definition, period and accounting treatment are likewise not provided. They are signals to investigate, not proof that the startup has achieved institutional-scale, software-only operations.
What the $5 million is meant to fund
Smart Bricks says the capital will support product development, expansion of infrastructure into additional markets and scaling its data and AI capabilities. That could finance local data integrations, compliance work, model development, transaction tooling and additional staff. It does not establish which markets will launch next or whether the company will operate as software, advisory service, investment manager or a hybrid.
Questions investors and customers should ask
- Is Smart Bricks selling software, advice, managed investments, transaction services or a combination?
- What fees, commissions, spreads, referral payments or carried interests apply?
- Does the platform execute transactions or coordinate licensed third parties?
- Are AI valuations independently reviewed, and how are stale or contradictory data handled?
- What does “99% automated” include, and where are human approval gates?
- Does “investing” mean buying whole properties, joining funds, receiving recommendations or using an advisory service?
- How are currency, tax, title, ownership, remittance, sanctions and local disclosure rules handled across countries?
- What benchmark, period and methodology support any claimed return or ROI improvement?
- Is the service available to U.S. retail investors in every state, and under what regulatory status?
Real-estate AI can accelerate screening and documentation, but it cannot remove legal, tax, lending, inspection, fiduciary or market risk. A high projected return may depend on leverage, optimistic rent assumptions or costs that a model omits.
Bottom line for the proptech market
The $5 million pre-seed financing and a16z Speedrun lead are real, publicly reported events. Smart Bricks is pursuing a more ambitious proposition than a listing website: an AI-assisted underwriting, transaction and portfolio-monitoring layer for property investment.

Whether it becomes that infrastructure layer remains unproven. The company’s strongest claims—data volumes, 0.1% opportunity selection, 99% automation, revenue, assets and customer scale—are self-reported and lack the definitions or independent evidence needed to assess accuracy. For investors and operators, the opportunity is credible enough to watch, but the platform should be evaluated as an early, potentially hybrid software-and-services business rather than a demonstrated replacement for institutional real-estate underwriting.
