Mortgage Rates Reported at 7.49% Peak, 7.43% at Week’s End

Market Briefs reported rates peaking at 7.49% and ending the week at 7.43%, while Freddie Mac’s October 1, 2026, 30-year fixed weekly average was 7.28%.

Market Briefs reported that mortgage rates reached 7.49% during the prior week and ended at 7.43%, but its October 3, 2026, article does not identify the daily rate series behind those figures. They are not the same measure as Freddie Mac’s separately reported 30-year fixed weekly average, which was 7.28% on October 1, 2026.

What the 7.49% and 7.43% figures mean

The figures are Market Briefs’ account of a reported within-week peak and an end-of-week reading. The article does not name the underlying daily rate series or explain its methodology, so the numbers cannot be treated as a verified national average or directly compared with a particular lender’s quote.

Freddie Mac’s Primary Mortgage Market Survey (PMMS) gives a useful, separately defined benchmark. On October 1, 2026, Freddie Mac reported weekly averages of 7.28% for 30-year fixed mortgages and 6.60% for 15-year fixed mortgages. These weekly figures do not independently confirm Market Briefs’ reported 7.49% peak or 7.43% ending figure.

Why the figures differ

They describe different observation windows and do not have the same documented method. Market Briefs presents a peak and a week-end reading, without naming its daily series. Freddie Mac publishes weekly averages for specific loan terms using its PMMS methodology. A within-week point can differ from a weekly average even when both refer to the same general market period; the figures should not be substituted for one another.

Freddie Mac says PMMS results use rates from thousands of mortgage applications submitted through Loan Product Advisor. The survey is released weekly; Freddie Mac states, “PMMS results are released weekly on Thursdays at 12 p.m.” That collection method makes it a defined market benchmark, not a guaranteed rate for an individual borrower. What the report says drove the move

Market Briefs linked the rate movement to bond-market activity, geopolitical developments, oil movement, economic readings and hawkish Federal Reserve remarks. Those are the article’s explanations, not independently established causes. The report also said mortgage spreads were 1.98%, up from 1.97%, and described a historical range of roughly 1.60% to 1.80%; those spread figures and that range are attributed to Market Briefs and were not matched to an original spread dataset.

The report offered a conditional scenario: if the 10-year Treasury yield rose to 5.40%, 8% mortgage rates would become a base case. That is the author’s scenario, not a verified forecast or consensus prediction.

Housing figures reported alongside rates

Market Briefs also cited housing and demand indicators. The article reported inventory rising from 890,303 on September 18 to 895,398 on September 25, a price-cut share of 42.50% versus 41.5% a year earlier, pending sales of 59,316 versus 65,152, and purchase applications down 1% week over week and 11% year over year. These are the article’s figures; the underlying datasets were not independently matched. They describe reported market conditions, but do not by themselves show that mortgage rates caused the changes.

What this means if you are comparing mortgage offers

Use a published average to understand the broader rate environment, not as a prediction of the rate a lender will offer you. A borrower’s quoted rate depends on the details of the loan and application; the cited PMMS figure is not an individual approval or offer. When comparing offers, make sure they refer to the same loan term and compare the full terms and costs, not just the headline interest rate.
