Mortgage Rates on October 10, 2025: Freddie Mac and MBA Averages

Freddie Mac reported a 6.30% 30-year fixed average as of October 9, while the MBA’s separate survey for the week ending October 10 showed 6.42% for conforming loans.

The closest Freddie Mac weekly snapshot to Friday, October 10, 2025, put the 30-year fixed mortgage average at 6.30% as of Thursday, October 9. A separate Mortgage Bankers Association (MBA) survey for the week ending October 10 reported a 6.42% average contract rate for 30-year fixed conforming loans. These are different measures, not competing quotes for an individual borrower.

What were mortgage rates on October 10, 2025?

Freddie Mac’s weekly Primary Mortgage Market Survey (PMMS), released Thursday, October 9, reported an average 30-year fixed mortgage rate of 6.30%, down from 6.34% the prior week. Freddie Mac Chief Economist Sam Khater said, “Mortgage rates decreased this week.” Freddie Mac’s October 9 PMMS release gives the figure as of that Thursday; it was not a survey published on October 10.

The MBA reported a different figure for the survey week ending Friday, October 10: an average contract rate of 6.42% for 30-year fixed-rate conforming mortgages with balances of $806,500 or less. The MBA published this result on October 15, after the survey week. Its points for these 80% loan-to-value loans, including the origination fee, rose to 0.61 from 0.60. The MBA’s October 15 release reports the rate and points.

How the two October figures differ

What the MBA application figure means

For the week ending October 10, the MBA said mortgage applications fell 1.8% week over week. That describes application activity, not the rate available to a particular homebuyer or homeowner; it does not change the distinction between the Freddie Mac and MBA rate measures.

What these averages can—and cannot—tell you

Both figures are national survey averages, not personalized rate quotes. The published numbers alone do not show what a specific borrower would be offered or qualify for. An individual rate depends on the loan and borrower details reflected in a lender’s offer; neither weekly average establishes those terms.
