Ask whether the loan can still qualify using your updated circumstances and exactly what documents the lender needs. Don’t assume a preapproval or earlier estimate means the lender can ignore a change in income or employment before closing.
What happens if you lose your job before closing on a house?
The lender may need to reassess your application if the loan relies on your employment income. Federal ability-to-repay rules generally require lenders to document and consider income, assets, employment, credit history and monthly expenses. When a lender relies on employment income, it must consider your current employment status. That does not mean every layoff automatically ends a purchase: the outcome depends on the full application, lender and loan program.
A preapproval or Loan Estimate is not a guarantee that the loan will close if key information changes. During closing, lenders may verify financial details already provided. If the transaction is still at the estimate stage, a lender cannot require documents as a condition of providing a Loan Estimate; after you choose to proceed, the lender may seek verification and may revise the estimate if verified information differs. What should you tell the mortgage lender?
Be direct about the layoff and its effective date. Ask the loan officer to review the updated file and identify which documents are needed; don’t assume every item below will be required.

- The date your employment ended and any final pay details.
- Severance amount, payment schedule and documentation, if applicable.
- Whether you have applied for unemployment benefits and any award or eligibility documents available.
- Other household income or assets that may be relevant to the application.
- A new job offer, expected start date and any written offer or employment documents.
- Updated monthly debts and the cash you expect to have available for closing and reserves.
The Consumer Financial Protection Bureau advises borrowers to respond promptly to lender requests, ask the loan officer what additional documentation is needed, send copies and keep originals. Its closing guidance explains that lenders may verify financial information during closing.
Can you still get a mortgage if you were laid off?
Possibly. A layoff matters most when the lender was counting on the lost job’s income to establish that you can repay the mortgage. If other qualifying income, assets or a new job changes the picture, the lender will need to say how those facts affect this particular loan. Ask for an updated qualification review and any conditions in writing before you rely on the loan closing as planned.

Unemployment compensation is public assistance, and the Equal Credit Opportunity Act bars a lender from discriminating against an applicant merely because they receive public assistance. That does not make unemployment benefits automatically sufficient to qualify. A lender may assess whether income is likely to continue. Ask how your loan program treats unemployment, severance, a new job offer or other household income, and what evidence it will accept. The CFPB discusses this protection in its Regulation B rule.
How should you protect your cash while the lender reviews the file?
Rebuild your budget using current resources rather than the income you expected to have. Unemployment benefits and eligibility depend on state rules, and benefits generally replace only part of lost income. File for benefits promptly if you may be eligible, and check your state’s requirements.

- Prioritize housing, essential bills and health coverage.
- Track spending and monitor credit while the application is being reviewed.
- Avoid taking on new debt without first understanding how it could affect qualification and your ability to afford the home.
- Set aside cash for the full cost of buying and owning the home, not just the down payment. Include mortgage payments, property taxes, insurance, closing and moving costs, and likely repairs or improvements.

Should you continue, extend or cancel the purchase?
Don’t decide based on the layoff alone. First get the lender’s updated view of whether the mortgage can qualify and what conditions remain. Then compare that with the cash you would have after closing and the purchase contract’s deadlines and terms.

- Continue only after you understand the lender’s current qualification conditions and can judge whether the remaining cash flow is workable.
- Ask about an extension if the lender needs more time or you need time to assess your options. Coordinate any deadline changes with the lender and the other parties to the contract.
- Consider ending the transaction only after checking the signed contract and applicable state law. Earnest-money, contingency and termination rights depend on those specifics; they cannot be determined from the layoff alone.
Contact your real-estate professional or a local attorney promptly if a contract deadline is near. A lender’s qualification decision does not determine your contractual rights.

After closing, the immediate question is whether you can keep making the payments. Regulation Z addresses a borrower’s ability to repay at or before consummation; it says a post-consummation income reduction caused by a job loss that was not reasonably anticipated from the application or records does not determine the creditor’s compliance with that rule. This is not a reason to wait if payments become difficult: contact your loan servicer early and ask about hardship options. See the CFPB’s Regulation Z rule.
