How MLSs Can Stay Relevant Before the Market Moves Around Them

MLS relevance depends on useful services, trustworthy data, and workable integrations. Rental workflows may be worth evaluating, but the available commentary does not prove results or establish David Charron’s specific recommendations.

Multiple listing services (MLSs) can protect their relevance by solving practical problems for members and consumers: providing useful, trustworthy data; making systems work together; and supporting workflows that agents need. Rental services are one possible extension, not a proven answer for every MLS. The available published commentary supports these as strategic options, but does not establish their results or document specific recommendations from David Charron.

What staying relevant means for an MLS

An MLS is more than a repository of property listings: its continuing value depends on whether its data and services help real-estate professionals do useful work for clients. That makes relevance a service question, not simply a technology question. A new platform or integration matters only if it improves a real workflow, serves members or consumers, and can be implemented reliably.

A 2023 expert-panel recap published by Constellation1 argues that MLS organizations should attend to what members and consumers want and consider which services retain human value as routine tasks become automated. That is panel commentary, not a measured finding or forecast. It nevertheless suggests a practical test: identify the work people still need help with, then assess whether the MLS can support it better.

Build data services people can use

MLS data has value not only because it contains listing fields, but also because breadth, depth, and context can help users make sense of a property and its location. The Constellation1 panel recap points to location insights as one example of information beyond raw listing details. It does not establish which insights users will adopt or what business results they would produce.

For an MLS considering a data initiative, useful questions include:

  • Is the underlying information dependable? Broader data is useful only when its quality, definitions, and coverage are clear.
  • Does the service answer a member or consumer need? A data feature should support a decision or task, rather than add complexity for its own sake.
  • Can it work with existing systems? Data that cannot move into the tools people use may be less useful in practice.

Make collaboration and integrations practical

A HousingWire contributor article, “Reinventing MLSs,” recommends cross-MLS data-sharing, common practices, analytics, search, CRM integrations, and technology partnerships. These are recommendations, not demonstrated success cases. For MLS leaders, the useful implication is to evaluate interoperability as an operating capability: determine what data can be shared, under what consistent definitions and arrangements, and how it will reach a member’s workflow.

Potential areas to assess include:

  • Data-sharing: whether neighboring or partner MLSs can exchange information under workable, consistent practices.
  • Analytics and search: whether members can find and interpret the information relevant to their work.
  • CRM and other integrations: whether data and tasks connect with systems members already use, and what implementation or support those connections require.

The sources do not rank these choices or quantify their returns. A decision should therefore weigh member and consumer benefit, data quality and breadth, interoperability, workflow usefulness, and implementation requirements rather than assume that any single tool or partnership guarantees relevance.

Consider rentals as an extension, not a default strategy

Two HousingWire contributor columns discuss rentals as a possible service area for MLSs. “Navigating agent attrition,” published June 27, 2024, discusses rental listings, rental-specific training and tools, and rentals as an additional service area. “Reinventing MLSs,” published December 19, 2024, describes potential rental workflows such as consistent listing data, search, analytics, applications, tenant screening, digital lease signing, and integrations.

The latter article’s author is RentSpree’s CEO and co-founder, so its rental recommendations reflect a commercial perspective. Neither column establishes that rental expansion is right for every MLS or proves a particular implementation’s results. MLS leaders can treat rentals as an option to evaluate against member demand, operational capacity, data requirements, and the effort needed to support associated workflows.

The articles also cite U.S. rental-unit counts, but the original statistical publisher was not clear in the reviewed material. Those figures should not be treated as independently verified market statistics without checking the underlying dataset.

Use a service-value test before committing

The available commentary does not provide a ranked roadmap or return-on-investment estimates. An MLS can still compare proposals using a consistent set of questions:

  • Who benefits? Name the member or consumer and the problem the proposed service addresses.
  • What information and connections does it require? Check data quality, coverage, shared definitions, and interoperability.
  • What changes in the workflow? Describe how a member would use the service and what tools, training, or support are needed.
  • Can the organization execute it? Assess implementation requirements before treating a concept as a deliverable service.
  • How will usefulness be judged? Define what evidence would show that the service meets the intended need; the cited commentary supplies no common benchmark.
