How Homebuilders Finance Land, Construction, and Operations

Homebuilders use different financing for land, development, construction, and operations. See how options, AD&C loans, cash-flow timing, and current survey rates fit together.

Homebuilders commonly combine several kinds of financing rather than fund a home from purchase to closing with one loan. Land acquisition, land development, vertical construction, and day-to-day operations each create different cash needs; builders may use loans, cash, operating receipts, credit lines, and arrangements that let them control lots without buying every parcel outright. The right mix depends on the builder, project, lender, and timing of sales.

Why homebuilders use different financing at each stage

A homebuilder may need cash months or years before a buyer’s closing brings in revenue. Buying or controlling land is a different financing need from installing roads and utilities, and both differ from paying for a house under construction. The industry often groups lending for acquisition, development, and construction under the term AD&C.

These are separate needs, not a required sequence of separate loans. A builder may use multiple funding sources at once, and the terms available to a large public company may differ from those available to a small or custom builder.

How do homebuilders finance land?

Builders can buy land outright, borrow to acquire it, purchase finished lots as they become available, or arrange to acquire lots later through an option or land-bank agreement. These approaches allocate cash commitments differently: owning undeveloped land can tie up capital well before home sales, while an option can defer some of the purchase price until a later lot take-down.

Options are not cost-free. Deposits and option fees use cash, and delays or contractual performance requirements can create additional obligations. In its 2025 Form 10-K, Dream Finders Homes said deposits on its finished-lot and land-bank option contracts generally averaged 10% of purchase price; it reported $545 million in such deposits as of December 31, 2025. How does land development get funded?

Raw land usually needs work before a home can be built on it. Entitlements and permits, roads, utilities, landscaping, and other infrastructure can require substantial spending before a builder can sell or construct homes on finished lots. A land-development loan is therefore different from a loan to acquire land or finance home construction.

For scale, M/I Homes reported spending $523.7 million on land purchases and $645.6 million on land development during fiscal 2025. These are company-specific reported expenditures, not typical project budgets or loan amounts. M/I Homes 2025 Form 10-K

How do builders pay for construction before a home sells?

Builders may borrow to construct homes before a buyer has committed, or finance construction after a home is pre-sold. The NAHB’s survey treats speculative single-family construction and pre-sold single-family construction as distinct categories because the sales position differs when financing is arranged. The categories do not prescribe universal underwriting terms, such as a required draw schedule, advance percentage, maturity, or collateral package.

The table shows NAHB-reported U.S. average rates and initial points for the second quarter of 2026. The effective-rate measure accounts for contract rates and initial points. A contract rate alone can obscure borrowing cost: the survey’s effective rates are higher than its contract rates once initial points are taken into account. A borrower comparing proposals should also examine the lender’s leverage limits, required cash contribution, guarantees, collateral, maturity, repayment triggers, and fees in the actual loan documents.

How do homebuilders manage cash flow?

Project outlays can come well before revenue. Dream Finders Homes’ 2025 Form 10-K describes cash uses that include finished-lot purchases and deposits, vertical construction, operating expenses, routine liabilities, and mortgage-loan origination. It explains that early community stages require spending on lots, permitting, model homes, roads, utilities, landscaping, and amenities; later stages can bring cash inflows after those earlier costs have been paid. The company summarized the timing this way: “As such, we incur significant cash outflows prior to the recognition of revenues and the related cost of sales.” Dream Finders Homes 2025 Form 10-K

Builders may bridge that timing gap with several sources at the same time. In its fiscal 2025 filing, M/I Homes identified operating cash flows—including home deliveries, land sales, and mortgage-loan sales—alongside cash balances and available credit as liquidity sources. It said its financing needs depend on factors such as sales and deliveries, inventory turnover, planned land and lot purchases, and debt maturities. M/I Homes 2025 Form 10-K

What current credit conditions mean for builders

NAHB’s builder-and-developer survey reported residential AD&C credit conditions tightening for the eighteenth consecutive quarter through Q2 2026. Among respondents who reported tighter terms that quarter, 53% said lenders had required personal guarantees or collateral unrelated to the project. That can expose assets or the wider business beyond the development being financed; it is a reported practice among those respondents, not a requirement imposed on every borrower. The two survey perspectives were not identical: NAHB’s builder/developer net-easing index was -12.0 for Q2 2026, indicating net tightening among those respondents, while the comparable Federal Reserve lender-survey index was +3.7. The indices reflect different respondent groups, so one should not be treated as a direct measure of the other group’s experience.

What to compare when reviewing builder financing

A headline interest rate is only one part of the financing decision. Builders evaluating a facility or comparing lender proposals need to assess how the loan fits both the project stage and the company’s ability to carry costs until repayment.

  • Purpose: Identify whether the facility funds land acquisition, development, speculative construction, or pre-sold construction.
  • Total borrowing cost: Compare contract interest, points, fees, and how long the balance is expected to remain outstanding.
  • Cash and leverage requirements: Confirm loan-to-value or loan-to-cost limits and the equity or cash contribution required.
  • Guarantees and collateral: Establish whether recourse or collateral reaches beyond the project.
  • Timing and repayment: Review maturity, construction period, lot take-down schedule, repayment triggers, and whether sales proceeds must repay the facility.
  • Liquidity exposure: Model deposits, option fees, infrastructure costs, overhead, inventory duration, and expected closing receipts.
  • Company-wide capacity: Consider covenant headroom, revolver availability, debt service, and how much project risk can affect the rest of the business.

Survey averages help describe market conditions, while a builder’s actual obligations are established by the lender’s underwriting and signed documents. The NAHB data provide context on rates, points, availability, and reported guarantee practices; the company filings illustrate particular liquidity and land-control strategies rather than universal rules.
