A home equity loan generally provides a single lump sum and typically has a fixed rate with principal-and-interest payments. How to compare actual home equity offers
Compare written lender disclosures rather than relying on a headline rate. Check the features that determine both initial cost and the possibility of future payment changes:
- APR and fees: Compare annual percentage rates and lender fees, including appraisal and closing costs where applicable.
- Rate formula: For a variable-rate HELOC, identify the index, margin, any introductory rate and its duration, and any rate caps or floors.
- Access and repayment periods: Check how long you can draw funds, when repayment begins, and how long repayment lasts.
- Payment structure: Find out whether payments can be interest-only during the draw period and how the payment is calculated once principal repayment starts.
- Exit terms: Ask whether an early-termination fee applies and what conditions trigger it.
- Affordability: Assess whether you could repay a fully drawn line and manage payments if a variable rate rises.

Rate figures and lending conditions are different kinds of evidence
The Federal Reserve’s October 2025 Senior Loan Officer Opinion Survey reported that banks generally left standards basically unchanged across residential mortgage categories, including HELOCs, while a moderate net share reported stronger HELOC demand in the third quarter. A historical benchmark cannot tell you what a lender will offer today. Request current written quotes for the product you actually need, compare their rate formulas, APRs, fees, repayment rules, and protections, and test whether the payment would remain manageable if a variable rate increased. Because the borrowing is secured by your home, missed payments can put the home at risk.
