Best Real Estate Crowdfunding Platforms: How to Choose in 2026

Real estate crowdfunding platforms offer different structures, from pooled funds to shares tied to individual properties. Compare eligibility, fees, liquidity and deal documents—not just “best for” labels.

There is no best real estate crowdfunding platform for every investor. Fundrise is a starting point if you want a platform describing pooled private-market options and quarterly liquidity; Arrived may suit someone interested in choosing shares tied to residential properties; and RealtyMogul offers several types of real-estate investments. Those are different ways to invest, not interchangeable products or universal recommendations. Compare the specific offering’s eligibility, structure, costs, liquidity and risks before investing.

What “real estate crowdfunding” can mean

The label covers materially different investments. You may be buying into a pooled fund or REIT, acquiring an interest tied to one property, investing through a private placement, or considering a property associated with a 1031 exchange. The structure determines what you own, how much property-level diversification you get, how distributions may work and how you might exit. CRE Daily’s platform review and the providers’ own descriptions illustrate this range: CRE Daily, Fundrise, Arrived and RealtyMogul.

These are private-market investments, not a substitute for a bank deposit or a guaranteed source of income. Fundrise specifically warns that investments involve risk and may result in partial or total loss. A platform’s descriptions of its process, portfolio or reported performance are not promises about your outcome.

Platform comparison

The “best for” labels below are editorial shorthand, not advice. CNBC Select’s October 2026 comparison names Fundrise for low minimums, RealtyMogul for asset diversity and Arrived for residential rental investment. It says its selection methodology considered customer service, investment minimum, asset type and return. Treat those labels as prompts for comparison—not proof that a platform or individual investment is right for you. Read CNBC Select’s comparison.

Platform features and open offerings can change. The table is an orientation to stated platform approaches, not a live inventory or a complete comparison of current terms. For any candidate, use the current offering circular, private placement memorandum, fee schedule and platform disclosures rather than assuming one investment has the same terms as another on that platform.

How to choose between pooled exposure and individual properties

Consider a pooled fund or REIT when you want exposure across assets

A pooled vehicle can provide exposure to more than one property or investment, depending on its mandate and holdings. That does not make it automatically diversified: concentration, leverage, geography, property type and the fund’s other investments matter. Read what the vehicle actually owns and how much control the manager has over acquisitions and sales. Consider property-level shares when you want to choose a specific property

Property-level investing can make the underlying asset easier to identify, but it may leave you more exposed to that property’s vacancy, repairs, local market and sale timing. Arrived says investors can handpick real-estate share investments. Its site also describes holding shares until a property sells or seeking an early sale to another Arrived investor; that is a conditional exit route, not a guarantee that a buyer will be available or that you can withdraw on demand. Compare private placements and 1031 offerings on their own documents

RealtyMogul lists REITs, private placements, 1031 exchange properties and commercial real-estate opportunities. These labels do not tell you whether you qualify, the legal interest you would own, tax treatment, fees or the time before you can exit. Check these eight terms before you invest

  1. Eligibility: Confirm whether the particular offering is open to you and whether it requires accredited-investor status. A platform-wide label does not establish access to every deal.
  2. Minimum investment: Find the minimum for the exact fund, property or placement, and whether later investments have different thresholds.
  3. Legal structure: Identify whether you are buying fund or REIT shares, a property-level interest, or a private-placement interest. Understand what rights and obligations attach to it.
  4. Property exposure: Check asset type, location, number of properties, concentration and any other investments in the vehicle. Do not infer diversification from a platform’s overall portfolio description.
  5. All-in costs and sponsor economics: Read the fee schedule and offering documents for management, acquisition, disposition, servicing or other charges, as applicable. Understand how the sponsor may be compensated and whether fees or incentives can affect investor proceeds.
  6. Liquidity and holding period: Look for redemption limits, notice periods, gates, suspension rights, transfer rules and any expected investment term. Fundrise describes quarterly liquidity, but that statement should not be generalized to other providers or assumed to mean unconditional access to cash. Arrived describes holding until a property sale or seeking an early sale to another investor. Review the exact program rules and offering terms.
  7. Sponsor and deal diligence: Examine the sponsor’s experience, the business plan, property assumptions, financing and supporting documentation. RealtyMogul says its diligence reviews the sponsor, business plan, property and documentation. Screening describes a process; it does not establish that a specific deal is safe or suitable.
  8. Distributions and reporting: Determine whether distributions are planned, how often they may be made, what they depend on, and what financial and property reporting investors receive. Do not treat a displayed yield or past distribution as a promised return.

Why you cannot rank these platforms by a single number

A minimum investment says little about total cost, diversification, liquidity or expected holding period. A reported yield or return is not comparable unless the measurement period, calculation, fees, assumptions and underlying asset or portfolio are also clear. CNBC Select’s “best for” categories reflect its stated editorial comparison criteria; they do not make the platforms’ offerings equivalent. The current terms that matter are set at the offering level, and minimums, fees, availability and liquidity rules may change.

Company-reported performance and portfolio figures are time-sensitive. Do not use a displayed property yield as an expected return, or a platform’s reported totals as a market-wide statistic. For example, Fundrise says it deployed more than $1 billion annually in 2021 and 2022; that is the company’s claim about its own deployment in those years, not a statistic for the crowdfunding market. When a platform is not a good fit

  • You may need the money on a fixed date or cannot tolerate a long or uncertain exit timeline.
  • You would be relying on projected income or appreciation to meet essential expenses.
  • You cannot clearly explain the investment’s structure, fees, sponsor incentives or main risks after reading its documents.
  • The position would leave you overly concentrated in real estate, private assets or a single property, sponsor or region.
  • You are treating a platform’s screening, past performance or marketing category as a guarantee of safety or future returns.

Private real-estate investments can lose value, and an investment may not be readily saleable. Fundrise expressly warns of partial or total loss; Arrived’s described early-exit route depends on selling to another investor. Assess whether you can bear the loss and wait through the stated or possible holding period before committing.

A practical way to make the final choice

  1. Decide whether you want pooled exposure, shares tied to selected properties, or a particular private placement or 1031 opportunity.
  2. Shortlist platforms whose described structures and property types match that preference; use editorial labels only as a starting point.
  3. Open the current documents for an actual offering and confirm eligibility, minimum, fees, sponsor economics, liquidity, holding period, risk factors and distribution terms.
  4. Compare the investment with your overall finances, including existing real-estate exposure, cash needs and ability to absorb a loss.
  5. Do not invest if key terms are unclear or if you need liquidity the offering does not promise.
