Bank of America’s Concord Tech Center: Sale, Exit and Current Status

Bank of America’s Concord Tech Center was sold to Swift in a 2011 sale-leaseback. The bank later left 2000 Clayton Road, which the city described as vacant in April 2026, while other campus buildings remained occupied.

Bank of America’s Concord Tech Center was not simply put up for sale and then abandoned. A 2008 sale effort was followed by a completed 2011 sale-leaseback to Swift Real Estate Partners; Bank of America later left 2000 Clayton Road in 2023. As of a City of Concord report dated April 29, 2026, that building remained vacant, while other buildings on the former campus still had tenants. Redevelopment ideas had been explored, but no conversion was reported as approved.

What happened when Bank of America sold the Concord Tech Center?

Mid-1980s Bank of America built the campus. It was designed for secure data operations and offices, with mission-critical infrastructure rather than ordinary office use alone.
July 7, 2008 Data Center Knowledge reported that the bank was seeking a buyer. The report described an approximately 1-million-square-foot campus, an indicative price near $200 million, and a minimum two-year leaseback. These were terms reported for the sale effort, not a confirmed sale price or the terms of the later transaction.
2011 Swift Real Estate Partners says it bought the property in an off-market sale-leaseback. The purchase was completed, unlike the earlier reported effort. SEC loan documents record a Bank of America lease term from July 18, 2011, through July 31, 2018, with two five-year renewal options for Buildings D and B.
Early to June 2023 Bank of America left 2000 Clayton Road. San Francisco Business Times reported that the bank vacated the approximately 300,000-square-foot building before its lease expired in June 2023.

The campus was purpose-built for high-reliability computing and data operations. Reports describe redundant or backup power, high-capacity electrical and HVAC systems, and seismic resilience. Those features help explain why the property attracted interest beyond conventional office leasing, but they do not establish that any proposed new use is technically or economically feasible.

Who owns the Concord Tech Center now?

Swift’s property page describes its 2011 acquisition, but the former campus was later divided: Swift says it sold two buildings and repositioned the remaining two. The available cited records do not establish parcel-by-parcel title ownership today, so it would be inaccurate to name one owner for every building. Jamestown’s reported exploration of reuse concepts also does not, on its own, establish ownership.

Published campus size figures differ by date and measurement. They should not be treated as interchangeable:

Is the entire former campus vacant?

No. The vacancy reported for 2000 Clayton is specific to that building, not the whole former campus. In September 2025, Wells Fargo renewed a 257,000-square-foot lease at 1655 and 1755 Grant Street, according to San Francisco Business Times and The Registry. The renewal is evidence of continued occupancy in other campus buildings.

The City of Concord’s April 29, 2026 report describes 2000 Clayton as a six-story, 400,000-square-foot technology center that had been vacant since 2023. Its area differs from the approximately 300,000-square-foot figure reported in 2023; the sources use different reported figures, and the available information does not reconcile them.

Could 2000 Clayton become labs, housing or another use?

Those possibilities were explored, not approved. Reporting from April through July 2023 said Jamestown considered conventional office leasing as well as lab space, housing and vertical farming. Jamestown vice president of development and construction Divya Sapa said: “As part of our ongoing management of the property, we regularly explore a range of development options.” The statement described ongoing exploration, not a chosen project.

What the infrastructure could support

The city report gives 2000 Clayton an electrical capacity of 14 megawatts, with 7 megawatts available. That capacity is a notable feature for technology or other power-intensive uses. It does not mean the building is ready for a particular tenant: the sources do not establish the cost, approvals, construction work or timetable required for any conversion.

How the options differ

  • Office leasing: A conventional commercial use was among the concepts explored, but no lease for 2000 Clayton is established by the cited material.
  • Labs or vertical farming: These were reported possibilities, not confirmed plans. Their specific infrastructure needs and fit-out costs are not established in the available accounts.
  • Housing: Housing was also explored. The cited accounts do not report an approved residential conversion or establish its feasibility.
  • Municipal or data-infrastructure use: The city report evaluated proposals and recommended continued discussions without direct city financial commitments. That is not a commitment to acquire, fund or redevelop the building.

Location is another asset: Swift’s materials describe the campus as adjacent to Concord BART and near Todos Santos Plaza. Transit access and existing power capacity may broaden the range of uses worth considering, but neither feature resolves ownership, approval, tenant-demand or conversion questions.

What is established—and what remains open

The record supports a clear distinction between three events: a reported sale effort in 2008, Swift’s completed sale-leaseback acquisition in 2011, and Bank of America’s later departure from 2000 Clayton in 2023. By the city’s April 2026 report, that building was still vacant and proposals remained under discussion. The former campus was not wholly empty, and the cited sources do not show that redevelopment had been approved or identify one current owner for every parcel.
