City Beach and Dalkeith followed, tied at $4.1 million. These are annual medians of qualifying sales—not estimates of what every home costs or guarantees of what a particular property will sell for.
What are Perth’s 10 most expensive suburbs?
The following ranking uses REIWA’s annual median house sale prices for the 12 months to June 2026. REIWA’s table was filtered on 3 July 2026 and published on 22 July 2026.

REIWA President Suzanne Brown said a record 31 Perth suburbs had a median house sale price of at least $2 million in the year to June 2026. The top ten are therefore the most expensive in this particular annual ranking, not the only Perth suburbs above that threshold.
What does the median price tell you?
A median is the midpoint of the qualifying house sales recorded during the period: half of those sales were above it and half below. It is not an asking price, a valuation for an individual home or a promise that a buyer can find a typical property at that amount.

REIWA’s annual median uses pending and settled sales of properties on less than one hectare. The mix of homes sold can shift from one year to another, so the median can move even when the underlying housing stock has not changed uniformly. As Brown notes, medians can fluctuate depending on the types of property sold during the period.
Why Peppermint Grove stands apart
Peppermint Grove’s $6,575,000 median was more than $2.47 million above the joint second-place figure for City Beach and Dalkeith. REIWA reported that the suburb’s annual median rose 68.2% in 2025–26, making it the first Perth suburb in the organisation’s records to exceed a $6 million annual median house sale price.

How the ranking fits Perth’s wider housing market
The ten listed medians range from $2.675 million in Swanbourne to $6.575 million in Peppermint Grove. Eight of the ten fall between $2.675 million and $3.355 million. These figures are far above Perth’s citywide median, but the measures and periods should be kept distinct.
Domain’s December Quarter House Price Report, released 19 January 2026, put Perth’s median house price at $1,087,762 after 9.9% quarterly growth. Domain also estimated that Perth households spent 39.5% of income on a median mortgage, compared with 22.3% in 2019. Its calculation assumed a double-income household earning average incomes and an 80% loan-to-value ratio, and excluded transaction taxes such as stamp duty; it is a Perth-wide illustration, not an affordability measure for these ten suburbs.

Domain reported that Perth entry-level house prices—those at the 25th price percentile—had risen 74.3% since 2019, adding about $275,000 to the cost of buying. That, too, describes Perth overall rather than the suburbs in REIWA’s top-ten ranking. Domain’s Dr Nicola Powell said rapid price growth had pushed home ownership further out of reach for many buyers, leading to tougher trade-offs and longer saving times.

The June 2026 ranking is a dated snapshot, not a live list. REIWA’s Perth metro market page says its median-price data, updated 8 October 2026, cover transactions for the 12 months ending September 2026 and are sourced to Landgate and REIWA. The figures can be revised as more transactions settle. That metro page provides later market context, but it does not replace the June top-ten table above.
