Orange Beach may be a good fit for retirees who want to live on Alabama’s Gulf Coast, but the available figures do not prove that it is one of the best places to retire. Housing costs, insurance, healthcare access and personal priorities will determine whether it works for your budget and needs.
What retirement in Orange Beach could offer
Orange Beach is a coastal city in Baldwin County, Alabama, bordered by the Gulf of Mexico to the south and Florida to the east. That location is the clearest reason a retiree might consider it: it offers a Gulf Coast setting. Geography alone, however, does not establish neighborhood walkability, transit options, recreation access, climate comfort or storm safety. Check the details that matter to you in person and at the address you are considering. The city’s overview of Orange Beach describes its location.
What housing costs look like
U.S. Census Bureau estimates for 2020–2024 put Orange Beach’s median owner-occupied home value at $502,400. The median selected monthly owner cost was $1,951 for owners with a mortgage and $808 for owners without one. Median gross rent was $1,576. The Census Bureau also reports that 67.5% of housing units are owner-occupied. See the Census Bureau’s Orange Beach QuickFacts profile.

These are broad area estimates, not quotes for a particular property or a full retirement budget. They do not separately establish the cost of homeowners, wind or flood insurance, utilities, maintenance, healthcare or transportation. Before deciding a home is affordable, get current quotes for the specific address and add those costs to your monthly housing estimate.

How Alabama taxes retirement income
Alabama exempts certain retirement income from state income tax, including federal Social Security benefits and military retirement pay. The Alabama Department of Revenue also lists U.S. Civil Service Retirement System benefits, Alabama Teachers’ and Employees’ Retirement System benefits, and payments from a defined-benefit plan that meets its stated federal definition. Review the Department’s retirement-income exemptions.
Do not assume every pension, annuity or retirement-account distribution is exempt. The Department says income is taxable unless a specific exemption applies, and its taxable-income guidance includes IRA distributions and pensions among the income categories to report. Your tax treatment depends on the source and nature of each distribution; the state’s general rules are not a personalized tax determination. See Alabama’s taxable-income guidance.

Orange Beach’s listed 16% lodging tax is not a resident income-tax rate. It applies to lodging transactions and is made up of 10% city, 4% state and 2% Baldwin County lodging tax. The city lists its lodging taxes here.

The figures available for housing and state tax treatment do not answer several practical questions that can decide whether a coastal retirement works for you. Investigate them for the exact home and lifestyle you have in mind:
Rank #3
- Insurance and hazards: Obtain current homeowners, wind and flood insurance quotes, and confirm coverage limits and exclusions for the property. No general premium estimate can substitute for address-specific quotes.
- Healthcare: Identify nearby primary-care, specialist and emergency-care options, check whether your clinicians and Medicare arrangements are accepted, and confirm travel times from the neighborhoods you are considering.
- Transportation and daily needs: Test the routes you would use for groceries, appointments and activities. Do not infer walkability or public transportation from the city’s coastal location.
- Support and comfort: Consider how the location works with your family or support network, preferred activities and tolerance for local weather and hazards.
If you are comparing Orange Beach with another retirement destination, use the same checklist for both: total housing cost, tax treatment of your specific income, healthcare access, transportation, climate and hazard tolerance, and proximity to support. A visit that includes ordinary errands—not just time at the coast—can help you assess day-to-day fit.
