The $23.5 million shopping-centre application for 332 Kalamunda Road, Maida Vale, is now listed as determined on the Western Australian Planning Commission’s register. The available register text does not show the decision date, approved plans or conditions, so it does not establish whether the proposal was approved as submitted. PerthNow reported in July 2025 that WAPC officers recommended approval, despite the City of Kalamunda’s opposition.
What is the current status of the Maida Vale centre?
The Western Australian Planning Commission’s current register identifies the application at 332 Kalamunda Road, Maida Vale, as determined and gives the proposed development value as $23.5 million. The accessible register result does not state the determination date or disclose the decision notice and conditions. “Determined” means the application has a recorded outcome; without the notice, it is not enough to confirm approval or the final scope.
PerthNow reported on 31 July 2025 that WAPC officers recommended approval. That was a pre-decision recommendation, not confirmation of the eventual determination. The State register is the source for current status; the underlying decision record is needed to establish the outcome and any conditions.
What was proposed for 332 Kalamunda Road?
The Department of Planning, Lands and Heritage-hosted application report, dated 7 February 2024, describes a neighbourhood centre with a supermarket, liquor store, gym, medical centre and flexible specialty tenancies. It also lists parking, landscaping, bicycle spaces and a loading area.

| Proposed component | Detail in the 2024 application report |
|---|---|
| Woolworths supermarket | 2,700 m² net lettable area |
| BWS liquor store | 150 m² |
| Gym | 300 m² |
| Medical centre | 150 m² |
| Flexible specialty tenancies | 1,171 m², potentially for restaurant/café, fast-food, shop, office, lunch-bar or consulting-room uses |
| Car parking | 247 bays in the 2024 application report |
| Other site features | Direct-to-boot parking zone for up to six cars; 12 bicycle spaces; approximately 1,300 m² of landscaping; rear loading and service area |
These are details of the application, not confirmation that the final determined plans retain every element unchanged. PerthNow’s July 2025 summary described 13 specialty retailers and reported 252 parking bays. That differs from the 247 bays in the 2024 application report. The final parking count should not be treated as settled until checked against the decision notice or approved drawings.
Why did the City of Kalamunda reportedly object?
PerthNow reported that the City of Kalamunda opposed the proposal, arguing that it conflicted with planning frameworks because the site was zoned for a nursery or special garden centre. The city also raised traffic and road-safety concerns. The same report said WAPC officers did not consider the city’s concerns sufficient to justify refusing the application and recommended approval. These are the positions reported before the final determination; they do not establish the reasoning or conditions in the eventual decision.

What did the community consultation and employment estimates indicate?
PerthNow reported that 270 submissions were received: 43.7% supportive, 24.4% supportive with suggested changes, and 31.9% not supportive. The underlying consultation documents were not available in the retrieved material, so these figures should be understood as the news report’s account of the consultation.
The same article attributed estimates of about 245 construction jobs and 233 permanent positions to the developer. They are projected jobs, not measured employment outcomes, and do not establish how many roles would ultimately be created.

What is still unclear?
The register establishes that the application is determined, but the available listing does not answer several practical questions about what may be built:
- Whether the final determination approved or refused the application, and the date of that decision.
- Which tenant mix, floor areas and uses appear in the approved plans.
- Whether the final parking count is 247, 252 or another figure.
- What traffic or intersection works, if any, were imposed as conditions.
- Whether construction would be staged and what conditions apply before work can begin.
Those details require the decision notice and approved plans; the proposal figures and earlier officer recommendation should not be substituted for them.
