Both were below the previous week’s averages and their year-earlier readings. These are survey averages for a defined borrower and loan profile—not rates guaranteed or quoted to an individual borrower.
Freddie Mac mortgage rates on December 18, 2025
Freddie Mac’s Primary Mortgage Market Survey (PMMS) reported the following averages for the week of December 18, 2025:

The figures and comparison readings are from Freddie Mac’s December 18, 2025 PMMS release. A percentage-point change is the difference between two rates; it is not the same as a percentage change.
What Freddie Mac’s averages represent
PMMS focuses on conventional, conforming, fully amortizing home-purchase loans with 20% down for borrowers with excellent credit, according to Freddie Mac. The rates therefore do not describe every mortgage product or borrower. They should not be treated as a personal quote for an FHA, VA, jumbo, adjustable-rate, or lower-down-payment loan, or as an offer available to all buyers.

An individual lender’s offer can differ based on the borrower, property, loan type, down payment, points and fees, and rate-lock terms. The December 18 survey does not provide those offer-specific details, so it cannot establish what a particular borrower would pay.
Why another rate source may show a different number
Freddie Mac publishes a weekly survey average. Mortgage News Daily tracks a separate daily index; its historical table showed a 6.22% daily 30-year fixed rate for December 18, 2025. Market context that week
The Associated Press reported that the 10-year Treasury yield was 4.12% at midday on December 18, unchanged from a week earlier. Mortgage rates generally move with the 10-year Treasury’s trajectory, while bond investors’ expectations for economic growth and inflation, along with Federal Reserve policy, also shape the market. The Treasury reading is context, not proof that one day’s yield movement caused Freddie Mac’s weekly average. The Federal Reserve does not set mortgage rates directly. Freddie Mac Chief Economist Sam Khater said the average 30-year fixed rate had remained within a narrow 10-basis-point range over the prior two months. He also said purchase applications were 10% above the same time a year earlier, attributing that comparison to the release. The application figure is a market indicator, not a forecast of future rates or a measure of any individual buyer’s likelihood of qualifying.
