There is no single price for becoming a farmer. Your startup budget depends on where you farm, whether you buy or lease land, what you produce, the scale of the operation, and how much equipment and infrastructure it needs. Add those costs to startup inputs, cash to cover expenses before sales arrive, and your household living costs. You can begin farming without buying land, but a lease still creates a recurring expense and the operation still needs suitable land, equipment, and working capital.
Why there is no one startup-cost figure
A small leased vegetable operation and a land-purchase crop operation have different capital needs; livestock adds its own requirements for animals, fencing, water, feed, and veterinary care. Even farms producing the same crop can have different budgets because land, buildings, markets, labor, and production methods vary by location and scale.
That is why a national land average—or any single figure without a specified farm plan—is not a reliable estimate of what it will cost you to start. A useful estimate starts with a defined location, enterprise, scale, land arrangement, and production plan.
How land ownership and leasing affect the budget
Buying land can require substantial upfront capital or financing, along with possible closing costs and improvements. Leasing avoids the purchase price but creates recurring rent obligations. Either way, check whether the parcel suits the operation: access, buildings, water, fencing, irrigation, and other needed improvements can change the cost substantially.

| USDA NASS 2025 measure | Average | How to interpret it |
|---|---|---|
| U.S. farm real-estate value | $4,350 per acre | Average value of farm real estate, which includes land and buildings; a valuation measure, not an annual rent or a quote for a specific parcel. |
| U.S. cropland cash rent | $161 per acre | National average rent; an annual land cost, not a purchase price. |
| Irrigated cropland cash rent | $244 per acre | National average; land type matters. |
| Non-irrigated cropland cash rent | $147 per acre | National average; land type matters. |
| Pastureland rent | $15.50 per acre | National average for pastureland, not cropland. |
These are USDA National Agricultural Statistics Service national averages for 2025, not appraisals, listings, or complete startup budgets. State farm real-estate averages that year ranged from $725 per acre in New Mexico to $22,500 in Rhode Island, illustrating why a national figure cannot substitute for local parcel research. Actual prices and rents vary by state and land category.
What to include in a farm startup budget
Budget for the whole operation, not just land and machinery. Which line items apply depends on the enterprise, but these categories help reveal costs that are easy to miss:

- IDEAL FOR - All-Purpose, DIY Projects, Tool Use, Landscaping, Demolition, Construction, Fencing, Equipment Operation, Gardening and More!
- Land and access: purchase or rent, closing costs, and access improvements.
- Facilities and utilities: buildings, fencing, water systems, irrigation, conservation work, and utility connections.
- Equipment and maintenance: vehicles, machinery, tools, repairs, fuel, and custom-hire services.
- Production inputs: seed or plants, livestock, feed, fertilizer, veterinary care, and other enterprise-specific supplies.
- People and overhead: hired labor, insurance, taxes, permits, and general operating expenses. Include unpaid labor in planning too, even if it does not appear as a wage payment.
- Getting products to customers: harvest, storage, packaging, transportation, marketing, and distribution.
- Cash-flow and household needs: working capital for bills due before revenue arrives, debt payments, and family living expenses.
Some costs occur before the first sale; others recur through the season or year. Plan for the timing of expenses and receipts, not only their totals. A budget that covers land and equipment but leaves no cash for inputs, repairs, labor, or household expenses can still leave the operation short of money.
How to estimate costs for your particular farm
1. Define the operation
Write down the location, land arrangement, acreage or animal units, products, production approach, and likely customers. These choices determine what resources the farm needs and which local prices matter.

2. Build an enterprise budget
An enterprise budget estimates the gross income and costs of producing a particular crop or other farm enterprise. USDA’s NIFA proceedings on Constructing Small Farm Enterprise Budgets describe the method. Use local market assumptions, expected yields, input needs, and labor requirements; separate budgets may be appropriate for different crops or livestock enterprises.
3. Add whole-farm and household cash needs
Combine enterprise budgets with land, infrastructure, shared equipment, overhead, debt payments, and family living costs. Estimate when each expense falls due and when receipts are likely to arrive. Use assumptions that fit your own operation rather than copying a budget from another state or farm.

4. Project and review
USDA Farmers.gov’s Plan Your New Farm Operation recommends a comprehensive business plan and offers worksheets for assets and liabilities and for projected and actual income and expenses. Its planning questions include land access, equipment and workers, financing, whether receipts can cover operating and living costs and loan payments, and how risks will be managed. USDA notes that lenders use plans to assess the ability to repay. University of Minnesota Extension’s farm-finance resources provide examples of projected and actual financial categories and crop-budget tools; those tools are practical examples, not national cost estimates.

Yes. Leasing can let you avoid tying up capital in a land purchase, but it does not make land free: rent is a recurring operating cost. A lease also does not remove the need to budget for suitable facilities, improvements, equipment, inputs, labor, marketing, working capital, and living expenses. Compare the costs and flexibility of a lease with those of a purchase, and assess the specific parcel rather than relying on a national average.

Can farm loans cover startup costs?
Potentially, if the operation and applicant meet program requirements. The USDA Farm Service Agency describes ownership loans for buying or enlarging a farm and certain improvements, and operating loans for normal operating needs. Its beginning-farmer resources also describe microloans as a source of startup-year assistance. Financing can address eligible needs, but it does not remove the cost: borrowers still need to qualify, arrange any required contribution or other financing, and plan for repayment.
How the down-payment loan works
FSA’s Direct Farm Ownership Down Payment Loan is a specific family-farm purchase program, not a universal subsidy. The FSA program page states that the applicant must contribute at least 5% of the purchase price and that FSA finances 45% up to the published maximum; the remaining purchase price must be arranged through other financing or the seller. Eligibility applies. Verify current limits, rates, eligibility, and availability directly with FSA before relying on the program.
Terms depend on the program and can change
In an April 24, 2025 release, FSA listed eligible ownership-loan uses that included buying or enlarging a farm, improving buildings, conservation, and closing costs. It listed operating-loan uses including livestock, poultry, equipment, fertilizer, supplies, some family living expenses, hired labor, and water systems. That release described direct ownership financing of up to 40 years and direct operating-loan terms scheduled from one to seven years. These are descriptions from that dated release, not a guarantee of current terms or approval; check with FSA for current program details.
Quick Recap
What to do before committing money
- Choose a specific location and enterprise. A local land arrangement and production plan make cost estimates meaningful.
- Get local land and input figures. Ask about the parcel, rent or purchase terms, improvements, equipment, labor, and the prices relevant to your market.
- Prepare enterprise budgets and a whole-farm projection. Include operating expenses, cash-flow timing, debt payments, and household needs.
- Review funding and repayment options. Check current FSA requirements and discuss the plan with prospective lenders; do not treat a loan as guaranteed income or a substitute for a viable budget.
- Stress-test the plan. Consider what happens if yields, sales, costs, or the timing of receipts differ from your assumptions. Make sure the plan identifies risks and how you would manage them.
