The $270 million and $260 million amounts are both tied to Forbes’ 2016 assessment, but the available accounts do not explain the discrepancy. They are historical estimates, not independently verified valuations that can be reconciled into a current total.
The $40 million reported in 2019 describes a transaction: Herman was selling a 29% interest in Douglas Elliman. A stake-sale price is not interchangeable with net worth, which would require accounting for all assets and liabilities. The transaction therefore does not establish how much Herman was worth overall.

How Herman built her real-estate business
Herman’s wealth reporting is rooted in her career in real estate brokerage. Forbes says she acquired Prudential Long Island Realty around 1990, after Merrill Lynch sold the business to Prudential, and later built Douglas Elliman with Howard Lorber. Herman’s own 2018 account in TIME says she and Lorber bought Douglas Elliman in 2003.
The accounts also differ on the amount borrowed to buy the Long Island business: Forbes reported $7 million, while Herman’s TIME account said she borrowed $9 million from Prudential. These are attributed historical accounts, not grounds for selecting one figure as definitive.

Brokerage scale should not be mistaken for an owner’s personal wealth. Forbes reported that Douglas Elliman sold $22 billion worth of homes in 2015 and had $600 million in sales; those are company business figures, not Herman’s personal income or net worth. TIME also recorded company size and revenue figures in Herman’s 2018 account, which likewise describe the business at that time rather than her personal balance sheet.
