Telx to Manage Meet-Me Rooms at 10 Digital Realty Facilities

In 2006, Telx agreed to lease and exclusively manage meet-me rooms in ten Digital Realty properties, expanding its interconnection footprint while Digital Realty retained its data-center business.

On November 27, 2006, Digital Realty Trust announced agreements for The tel(x) Group to lease and exclusively manage meet-me-room facilities at ten of its U.S. properties. Telx was taking responsibility for those interconnection spaces and related services—not buying or operating the data-center buildings. Digital Realty’s SEC-filed announcement describes the arrangement.

What the agreement changed

A meet-me room (MMR) is a controlled space inside a data center where customers, telecommunications carriers, internet companies, and other network providers can establish physical connections to one another. The room is not the data center itself, and a cross-connect is not automatically internet access, IP transit, cloud connectivity, or a managed network service.

Under the 2006 agreements, Telx would lease the MMR facilities and serve as the exclusive provider of meet-me-room services in the ten covered Digital Realty buildings. Digital Realty said it would work with Telx on the transition. The companies’ roles were distinct: Digital Realty continued to own, manage, and develop its properties, while Telx operated the interconnection areas and associated physical-layer services.

Which Digital Realty properties were included?

The announcement named ten U.S. facilities across multiple markets:

The two Chicago addresses were separate properties. The list and the ten-building scope come from the SEC-filed release.

What services did Telx propose?

The release described fully managed MMR environments with 24-hour, hands-on service. It also said the rooms would continue to connect to Digital Realty’s turnkey data centers and enable direct physical-layer connections for MMR customers. Digital Realty and Telx said they intended to expand available services and standardize the physical-layer interconnection process.

The announcement also promoted free cross-connects between customers in the interconnection area of Telx’s MMRs. That was a claim about the 2006 offer; the release does not establish its detailed eligibility, cabling limits, recurring fees, or whether the policy continued later. A physical cross-connect provides a path between parties, but each side still needs suitable equipment and any required carrier or network service.

Why the arrangement mattered to each company

Digital Realty focused on its property business

Digital Realty described MMR operations as ancillary to its main business of owning, managing, and developing data-center facilities. The stated rationale was that a specialist operator could improve the customer value proposition while Digital Realty concentrated on its core real-estate and facility operations. This was a transfer of MMR responsibilities, not evidence that all telecommunications functions in the buildings were outsourced.

Telx widened its interconnection footprint

For Telx, the agreements added a presence in ten Digital Realty facilities and supported its stated goal of building a national network of MMR operations. Contemporaneous coverage said Telx already had facilities in New York and Atlanta and characterized the combined reach as a “one-stop” route to deploy a network across twelve markets. That was the trade press’s description, not a contractual term or a guarantee that every customer could reach every network through one agreement. Data Center Knowledge’s report covered the announcement and the broader footprint.

For customers, a specialist and broader operator footprint could make physical interconnection more consistent across locations. The arrangement also meant working with a separate MMR operator in addition to coordinating with the building, the other network provider, and the customer’s own network team. The announcement did not publish pricing, service-level commitments, installation times, or outage performance.

The GI Partners connection and governance context

The timing is relevant: GI Partners acquired Telx in November 2006, and GI Partners also had a substantial investment and governance relationship with Digital Realty. In later disclosures, Digital Realty described the Telx leases as related-party transactions and stated that the leases became effective December 1, 2006. The filing says the transactions were approved by non-management members of Digital Realty’s board; the relationship is material context, but the disclosed facts alone do not establish misconduct. Digital Realty’s filing sets out the effective date and relationship details.

What later records show—and what they do not

A later Digital Realty filing reported that the initial terms of the ten leases were due to expire in 2026, with options to extend through 2046. Those are later contractual disclosures, not terms supplied in the original announcement, and an initial expiration date does not establish that a lease ended. The later filing also provides subsequent financial and lease context.

GI Partners announced in 2011 that it had sold Telx to ABRY Partners and Berkshire Partners. That later ownership change is documented in GI Partners’ sale announcement.

The cited records do not establish whether every listed room remained with the same operator through 2026, whether any extension option was exercised, or the present status of each property. No current availability, pricing, or service policy should be inferred from the 2006 release.
