The Quinninup Tavern is no longer for sale: Ray White Aldridge & Associates records it as sold for $700,000 on 27 June 2025. That is distinct from the $899,000 “offers from” guide reported when the property was listed in May 2024 and from the approximately $1.2 million construction cost reported for the tavern and cottage completed in 2019.
How much did the Quinninup Tavern sell for?
The agent’s property record states: “Sold for $700,000 on 27 Jun 2025.” The recorded sale price was $199,000 below the 2024 offer guide, but it should not be confused with that earlier asking figure. PerthNow reported on 1 May 2024 that the property was being offered from $899,000.
| Figure | What it refers to | Source and date |
|---|---|---|
| About $1.2 million | Reported construction cost for the tavern and separate cottage, completed in 2019; not an independently audited figure. | PerthNow, 1 May 2024, attributing the estimate to selling agent Simon Mills; also described as approximately $1.2 million in the agent’s listing. |
| $899,000 | “Offers from” guide when the property was listed; not the final sale price. | PerthNow, 1 May 2024. |
| $700,000 | Sale price recorded by the listing agent. | Ray White Aldridge & Associates, sale recorded 27 June 2025. |
The difference between the reported build cost and the eventual sale price is not explained by the available records. They do not provide operating accounts, a valuation methodology, liabilities, transaction terms or an independently verified construction-cost statement. The figures alone therefore do not show why the property sold for less than the reported cost to build; they are not enough to infer financial distress, profitability or the seller’s reasons.
What was included in the property?
The property record identifies the address as 1222 Wheatley Coast Road, Quinninup WA 6258. It gives a land area of 2,907 square metres and a building area of 412 square metres, and records the tenancy as vacant at the time of the sale record.

The listing described the site and improvements as including:
- A two-bedroom cottage separate from the tavern.
- A full commercial kitchen, bar and restaurant seating, including a sports bar.
- Outdoor seating and a beer garden.
- A walk-in freezer, cool room and a number of kitchen appliances.
PerthNow’s 2024 report also described the property as among the karri trees of the Southern Forests region. These are listing descriptions, not independent inspection findings. The listing said the venue was licensed for takeaway food and alcohol, but that does not establish what licences are in force now.

Was the property advertised as a development opportunity?
Yes. The 2024 report and agent listing described the Wheatley Coast Road site as town-centre zoned and as having development potential; PerthNow also mentioned the possibility of buying a neighbouring property. Those are claims in the listing sources, not confirmation of a particular approved use or project.
The available information does not establish current planning permissions, approvals or feasibility. Anyone considering a development would need to verify zoning, permitted uses, approvals and site constraints with the relevant authorities and advisers rather than relying on the listing’s potential-development language.

The property was also placed in the context of the nearby Karri Lake recreational development and subdivision. The claim that the area was growing and popular as a holiday destination was selling agent Simon Mills’s view, as reported by PerthNow, rather than independently presented demographic evidence.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. Is Quinninup Tavern still for sale?
No: Ray White Aldridge & Associates records a sale on 27 June 2025, so the 2024 listing is historical, not a current offer to buy the property. Separately, the Quinninup Tavern website presents the venue as operating and provides food, drink, menu, event and booking information. That visitor information does not establish the property’s ownership or mean it is back on the market.
