The East Campus plan replaces older buildings with 17 new offices across roughly 3 million square feet and five connected “villages.” But as of February 2026, only 12 buildings were open or under construction; work on the remaining five had been paused. That makes the campus more than a real-estate project. It is a useful window into Microsoft’s hiring plans, office strategy, local housing demand and the financial uncertainty facing employees and nearby businesses.
What Microsoft is rebuilding in Redmond
The modernization focuses on about 72 acres of Microsoft’s roughly 500-acre headquarters. The approved East Campus design calls for:
- 17 new office buildings
- Approximately 3 million square feet of workspace
- Five campus villages connected by walking and cycling routes
- Underground parking and vehicle traffic routed around the perimeter
- A pedestrian and bicycle bridge toward Sound Transit’s Redmond Technology light-rail station
The project is a major departure from Microsoft’s older private-office layout. The newer buildings use flexible workstations, team areas, hybrid-meeting rooms, phone booths, wellness rooms, solariums, outdoor decks, trails, sports fields and larger food-service areas.

That design reflects a workplace built around collaboration and scheduled office attendance rather than an employee having a permanently assigned private room. It also reflects the practical problem Microsoft is trying to solve: making a large suburban campus useful when employees divide their time between home and the office.
The construction schedule no longer matches the original target
The City of Redmond’s project page still lists mid-2025 as the target completion date and 2018–2025 as the project timeline. Those dates are no longer a reliable completion forecast.
GeekWire reported in May 2025 that seven buildings were open, with other structures being built or planned. By February 25, 2026, the Puget Sound Business Journal reported that 12 of the 17 buildings were open or under construction. The other five had been paused. Microsoft President Brad Smith said there were no “imminent plans” to build those five and that the plans could change as employees returned to the office.
The distinction matters financially. A paused building is not the same as a canceled project, but it does reduce near-term construction activity and leaves Microsoft with less completed capacity than originally envisioned. It also shows that long-term corporate real-estate decisions can be revised even after a large project has received approval.

Return-to-office policy raises the stakes
Microsoft’s Puget Sound return-to-office policy took effect February 23, 2026. Employees who live within 50 miles of a Microsoft office are expected to work onsite three days per week, although individual business groups may set different arrangements.

The timing makes the paused buildings especially relevant. Microsoft announced the office expectation before the five-building pause was reported. It is reasonable to view office attendance as an important context for construction planning, but the available reporting does not prove that the return-to-office policy caused the pause.
For employees, the policy can change a household budget even without a change in salary. Three commuting days may mean higher fuel, parking, transit, meals and clothing costs. Workers who moved farther from Redmond during remote work may also face a difficult choice between a longer commute, a move, or a more expensive housing arrangement closer to the campus.
A simple monthly estimate illustrates the issue. Someone adding three round-trip car commutes per week could make roughly 26 extra trips per month. At 40 miles per round trip and an assumed vehicle cost of $0.70 per mile for fuel, maintenance and depreciation, that is about $728 in monthly driving cost. The figure is only an example—not a Microsoft reimbursement rule—and actual costs vary substantially by vehicle, route and parking arrangement.
What the campus says about employee uncertainty
The physical campus is expanding while Microsoft is also reshaping its workforce. Microsoft reported approximately 228,000 full-time employees worldwide as of June 30, 2025. That companywide number should not be treated as the number assigned to Redmond.
Microsoft announced approximately 4,800 job eliminations on July 6, 2026, or about 2.1% of its global workforce. The reductions were concentrated largely in the Commercial and Xbox organizations. Microsoft also said it had redeployed more than 4,000 employees into new roles during the prior year.

These cuts are separate from the roughly 6,000 global layoffs, including approximately 2,000 Washington jobs, discussed in the 2025 reporting about the campus. They should not be combined into a single current layoff figure.
Microsoft says changing customer needs, business models and the way technology is built and used require changes to resources, roles and organizational structure. The company’s chief people officer said the July 2026 roles were not being replaced by AI, while acknowledging that AI is changing how work is performed.

That explanation points to a broader risk for workers: a new office building does not guarantee stable employment, a specific team’s continued presence, or permanent demand for every kind of role. Employees considering a move based on Microsoft employment may want a larger emergency fund and a backup plan than they would need when the company’s staffing outlook is clearer.
Sustainability features may reduce long-term operating costs
The redesigned campus includes geothermal heating and cooling, renewable-energy targets, an all-electric central kitchen, rainwater infrastructure and extensive reuse of salvaged demolition wood. GeekWire reported that Microsoft diverted 95% of construction waste from landfills during the project.
These features can reduce energy use and waste over time, but they also involve significant upfront investment. For personal-finance purposes, the important point is not to assume that a sustainable building automatically makes the project cheaper. The financial return depends on construction costs, utility prices, maintenance, occupancy and how long Microsoft uses the buildings.

Microsoft opened Experience Center One, a four-story customer and executive conference facility, on the revamped East Campus in 2025. It is intended for invited customers and executives and focuses on demonstrations of Microsoft’s AI products and services.
That facility should not be confused with the former public-facing Microsoft Visitor Center in Building 92. The Visitor Center closed in January 2026 after operating for about 15 years. The standalone Microsoft store in the building remained open, but Microsoft had not announced a future use for the former visitor-center space.
The change illustrates the campus’s shift toward enterprise customers, executive meetings and internal work rather than broad public access. Experience Center One is not a replacement for the public Visitor Center; the two facilities served different audiences.

The campus affects more than Microsoft employees. Construction, office attendance and corporate staffing can influence local businesses, transportation demand and housing pressure. Restaurants, retailers, childcare providers, landlords and service businesses may benefit when workers return, but a slower buildout or workforce reductions can limit that rebound.

For local households, several practical considerations follow:
- Do not assume housing demand will rise indefinitely. The project remains large, but five buildings were paused and Microsoft’s workforce is being reorganized.
- Budget for commuting before accepting a role or moving. Calculate fuel, transit, parking, meals, childcare timing and the value of additional travel time.
- Separate companywide headlines from local employment data. Microsoft’s 228,000-person global headcount does not show how many workers are in Redmond or how many positions are open locally.
- Keep cash reserves if your income depends on Microsoft. A major headquarters investment is not protection against layoffs, reorganizations or team-specific changes.
- Treat construction updates as signals, not guarantees. “Open,” “under construction” and “planned” have different implications for future office capacity and nearby business demand.
What happens next
The East Campus is not a simple story of expansion or retreat. Microsoft has already opened much of the redesigned campus, invested in lower-impact infrastructure and created a workplace suited to more structured office attendance. At the same time, the company has paused five buildings, closed its longtime public Visitor Center and continued reorganizing its workforce.
The remaining construction decision will depend partly on how many employees return, how teams are arranged and how Microsoft’s business priorities develop. Microsoft’s statements do not establish that AI directly caused the paused construction or the 2026 layoffs. They do show a company trying to align buildings, staffing and spending with changing demand.

Employees and local households should treat the new campus as a reason to examine commuting and income risks—not as a guarantee of permanent job growth or rising property demand.
