How the Emmerson Family Became the Nation’s Largest Private Landowner—and Where It Ranks Now

The Emmerson family’s 2021 rise to the top followed Sierra Pacific Industries’ Seneca acquisition. In the 2026 Land Report ranking, the family is second overall but remains the largest private timberland owner.

The California family in the headline is the Emmerson family, whose Sierra Pacific Industries (SPI) acquired Oregon timber companies Seneca Jones Timber Company and Seneca Sawmills in 2021. That deal reportedly added 175,000 acres and brought the family’s timberland holdings to 2.3 million acres—enough to put them ahead of John Malone in the ranking reported at the time. The distinction is historical: The Land Report’s 2026 ranking places the Emmerson family second among U.S. private landowners, while still describing them as the country’s largest private timberland owner.

Who became the largest private landowner in the 2021 report?

The family was the Emmerson family of California, associated with Sierra Pacific Industries, a lumber producer that plants, manages and harvests trees. The family founded SPI in 1949 and continues to run it, according to the San Francisco Chronicle.

In October 2021, Successful Farming / Agriculture.com reported that SPI had acquired Oregon-based Seneca Jones Timber Company and Seneca Sawmills. The article said the acquisition added 175,000 acres and brought the Emmerson family’s timberland holdings to 2.3 million acres. It compared that figure with John Malone’s reported 2.2 million acres, making the Emmersons the largest private landowners in that report’s ranking at the time.

What is the family’s rank now?

The Land Report’s 2026 Land Report 100 places Stan Kroenke first, with an estimated 2.7 million acres, and the Emmerson family second, with an estimated 2.44 million acres. The page identifies the Emmersons as the nation’s largest private timberland owner, a narrower distinction than largest private landowner overall.

The Land Report says its researchers analyze transactions and records and verify figures when possible with landowners, representatives or advisers. Its figures are estimates, not a deed-by-deed audited total. The 2021 comparison explains the headline’s original claim; it should not be read as the family’s current overall rank.

How much land is in California versus the Pacific Northwest?

Acreage figures vary by scope and date. A 2023 San Francisco Chronicle project, citing Regrid data, reported that SPI owned about 1.74 million acres in California as of 2022. The same project described SPI as overseeing more than 2.4 million timberland acres across California, Oregon and Washington. The California-only number and the three-state total are not competing estimates of the same area.

The Land Report’s 2026 estimate of 2.44 million acres is a current nationwide ranking figure for the family. Although close to the Chronicle’s multistate figure, the two numbers come from different sources, dates and reporting scopes.

Why did the Seneca acquisition matter?

The transaction expanded SPI’s timberland footprint into Oregon and was the specific event behind the 2021 ranking change. SPI president George Emmerson described it as bringing together teams and expertise in forest management and manufacturing, with opportunities for growth in Oregon. The acquisition was not just a change in a ranking: it joined timberland and forest-products operations under the company.

For readers comparing landowner rankings, the key distinctions are the year being discussed, whether the claim is about all private land or timberland specifically, and whether an acreage total covers California alone or multiple states.
