A bridging loan is short-term finance used to cover a temporary funding gap, usually involving property. It can help with a time-sensitive purchase or transaction, but it is only a bridge if there is a credible plan to repay it—such as a completed sale or a refinance the borrower can realistically obtain. The loan’s regulatory status also matters: protections differ, so check the actual lender and agreement rather than relying on the word “registered.”
What is a bridging loan?
A bridging loan is short-term borrowing intended to meet an interim funding need, commonly connected to property. The Financial Conduct Authority (FCA) describes regulated bridging finance as having a clear purpose and exit strategy. In its 2025 Mortgage Rule Review feedback statement, the FCA says: “Regulated bridging finance should be a genuine ‘bridge’, with clear purpose and exit strategy.” Read the FCA feedback statement.
The exit strategy is the planned way to repay the loan. It might be proceeds from a property sale or a refinance, but the plan needs to be plausible for the borrower and the relevant timescale. A hoped-for refinance is not guaranteed.
When might a bridging loan be used?
The FCA lists several situations in which regulated bridging finance may be considered. These are examples, not a guarantee of approval or a recommendation to borrow:

- Buying a property at auction, where completion may be required before longer-term finance is ready.
- Buying a new home before the existing property sale completes, to bridge a property-chain gap.
- Funding refurbishment or building work before a sale or longer-term borrowing.
- Settling probate-related property costs or dealing with a property during probate.
- Financing the construction of a house.
Whether a bridge fits any of these situations depends on the purpose, terms, borrower’s circumstances and a credible repayment route.
How does a bridging loan work?
The borrower takes short-term finance to meet the immediate need and agrees to repay it according to the loan terms. For a regulated mortgage bridge, FCA rules require the advice process to consider whether quick access to finance is appropriate and whether the customer understands the repayment-strategy requirement. The Handbook says: “Where a firm has identified a bridging loan as appropriate for a customer, the firm must ensure that the customer is aware that he will have to demonstrate to the mortgage lender that he has a clearly understood and credible repayment strategy in place.” See FCA Handbook MCOB 4.7A.

That rule is in the regulated mortgage advice context; it should not be assumed to apply identically to every loan marketed as a bridge. Establish the status of the specific agreement and the permissions of any adviser or broker involved.
How do you repay a bridging loan?
Repayment is usually tied to the exit set out for the borrowing, for example sale proceeds or a refinance. Before agreeing to a loan, test the exit against realistic timing and evidence: whether a sale is likely to complete when expected, or whether a lender is likely to approve the proposed refinance on terms that let you repay the bridge. Do not treat a future refinance as assured.

Compare offers on the same basis. The details to check include:
- Total amount repayable, including how interest accrues and whether it is paid monthly or added to the balance.
- Arrangement, valuation, legal and exit fees, where applicable.
- The loan term and the conditions, costs and availability of an extension.
- The property or other security and what the agreement permits if you default.
- What evidence the lender requires to support your proposed repayment exit.
These are comparison points, not a claim that every lender charges each type of fee. There is no representative current rate or standard fee established here, so do not rely on a supposed “typical” figure in place of a written offer.

What if you cannot sell or refinance in time?
If the planned exit fails, the loan may remain unpaid when due and the borrower can face arrears or default consequences under the agreement. A sale can be delayed or fail to complete; a refinance can be declined or become unaffordable. Check the contract for what happens at the end of the term, any extension process and the lender’s rights over the security. A plan that works only if everything happens on schedule is not a robust exit strategy.
The FCA’s 2025 feedback statement describes cases in which consumers in arrears were encouraged to use bridging finance despite having no realistic prospect of refinancing to repay it. The FCA identifies a clear repayment strategy and term limit as necessary protections in its regulatory discussion. This is a warning about the importance of suitability and repayment planning, not a measure of how often borrowers default.

Are bridging loans regulated?
Do not assume every bridging loan has the same regulatory status or protections. The relevant question is whether the actual agreement and firm fall within the applicable regulatory regime. The FCA’s 20 March 2026 statement warns that “registered” and “authorised” are not interchangeable: Annex 1 registration is for anti-money-laundering purposes and does not, by itself, bring a firm under the FCA’s wider rulebook. Customers of Annex 1 firms cannot access the Financial Ombudsman Service. The FCA also reports cases where consumers were encouraged to form limited companies to access unregulated bridging finance. Before proceeding, check the lender’s status and the regulatory status of the specific agreement. If you seek advice on a regulated residential bridge, use an adviser or broker with relevant bridging expertise and verify the firm’s permissions. A property solicitor or conveyancer may also be relevant to the purchase, sale, auction or probate transaction, but that is separate from deciding whether borrowing is suitable.
What do FCA bridging-loan sales figures show?
The FCA’s June 2026 release reports regulated bridging-loan sales recorded in its Product Sales Data over eight quarters, from 2024 Q2 through 2026 Q1. The figures describe regulated sales only; they do not establish the total size of the UK bridging market, including unregulated lending.
