Billionaire Bliss? Why Wyoming’s Teton County Attracts the Ultra-Wealthy

Teton County’s income, housing and wealth-transfer estimates explain its ultra-wealthy reputation, while falling short of a verified count of billionaire residents.

Teton County—home to Jackson Hole—has strong evidence of concentrated wealth, costly housing and a resort-driven economy. But available local figures do not establish how many billionaires live there. The more defensible picture is a wealthy place where averages can conceal sharp income differences, housing is exceptionally expensive, and Wyoming’s tax environment is one factor the county says attracts affluent buyers.

What makes Teton County a wealthy enclave?

Teton County’s figures show a striking gap between average and median per-capita income. Its 2024 Pro-Housing Narrative reports average per-capita income of $318,297 in 2021 and median per-capita income of around $60,000. The narrative does not assign a separate year to the median figure. The wide difference is consistent with a small number of very high earners lifting the average; the average should not be read as a typical resident’s income.

The county narrative describes affluent buyers seeking local amenities and tax advantages, and uses phrases such as “super-wealthy homebuyers” and “second, third, and fourth homes.” Those descriptions are the county’s framing, not a measured classification of buyers. The sources cited here do not provide a verified count of billionaire residents.

Why is housing so expensive?

The county’s housing figures point to intense pressure, but they cover different periods and measures. The 2024 Pro-Housing Narrative reports an average single-family home sale price of $7,000,000 in 2024, average monthly rent of $2,782 for a two-bedroom unfurnished apartment in Q2 2022, and rental vacancy below 1% (with no exact observation date specified for vacancy).

The rent figure is historical, not a current quote. And the county’s account attributes housing pressure in part to wealthy buyers, but the cited figures do not isolate their effect from constrained supply, tourism, construction limits or other causes. They do not establish that affluent buyers alone caused the housing crisis or quantify their share of price increases.

How do Wyoming taxes fit into the story?

Teton County’s 2024 Pro-Housing Narrative cites Wyoming’s lack of a state income tax and real-estate transfer tax as attractions for wealthy buyers. That is local context, not proof that a particular buyer moved for tax reasons. Owning a second home by itself does not establish legal tax residency, and individual domicile and tax obligations depend on the facts and applicable rules.

Wyoming also lists property-tax relief programs on its Property Tax Division Tax Relief page. The department cautions that program availability, funding and qualifications can change, so residents should check the current rules rather than assume they qualify.

What do wealth-transfer estimates show?

The Wyoming Community Foundation’s 2024 Transfer of Wealth Study: Teton County Summary Report, using 2023 county statistics, estimates Teton County’s total wealth at $14.3 billion and projects a $1.7 billion transfer over 10 years. For Wyoming as a whole, the study estimates $24 billion in wealth will transfer over 10 years.

These are study estimates, not audited balances or guaranteed future transfers. They indicate the scale of wealth and potential intergenerational change; they are not a count of billionaire assets or residents.

Why does tourism matter?

Teton County is not only a wealthy residential market; it is also a resort community. The county’s FY2024–2025 Budget Narrative describes the area as a year-round resort community and notes more than three million summer visitors. That visitor context matters when considering local demand and the pressures of a place serving both residents and a large seasonal population.

What the evidence can—and cannot—say

  • Supported: Teton County reports a very high average per-capita income alongside a much lower median, expensive home sales, low rental vacancy and a resort economy.
  • Supported with qualification: The county identifies tax advantages and affluent buyers as part of the local housing story, but does not quantify their independent impact.
  • Not established: The sources cited here do not enumerate billionaire residents or show that a specific number of billionaires live in Wyoming or Teton County.
