There is no single business loan that is cheapest for every borrower. The best low-interest option depends on what you are financing, the rate structure, fees, repayment term, and the written offer you qualify for. For U.S. small businesses, the most useful starting point is often to match the need to an SBA program—7(a) for a broad range of uses, 504 for major fixed assets, or Microloan for smaller needs—then compare current lender offers on total cost and contract terms.
Which low-interest business loan is best for your need?
These are program fits, not a ranking of lenders by the lowest current rate. SBA program rules set eligibility and, for some loans, limits on pricing; the rate and total cost you receive depend on your lender, qualifications, and offer terms.
| Option | Best fit | Rate structure and key limits | Amount and term |
|---|---|---|---|
| SBA 7(a) | Eligible businesses financing varied needs, including working capital, real estate, equipment, debt refinancing, or a change of ownership. | Fixed or variable; lender and borrower negotiate within SBA requirements. Variable rates are subject to SBA maximum spreads over a base rate. | Up to $5 million. Generally 10 years or less; qualifying real estate or equipment financing may extend to 25 years, including extensions. SBA 7(a); SBA lender resources. |
| SBA CDC/504 | Major fixed assets such as land, buildings, construction, renovation, or qualifying long-term machinery and equipment. | Fixed-rate financing through a Certified Development Company (CDC) and a senior lender. Ask the CDC for current pricing and fees. | SBA lender resources list $25,000–$5.5 million; the SBA lists 10-, 20-, and 25-year maturities. SBA 504; SBA lender resources. |
| SBA Microloan | Smaller needs such as working capital, supplies, furniture, fixtures, or equipment. | Rate negotiated with the intermediary lender; the SBA resource page does not establish a universal current rate. | Up to $50,000, with a maximum term of six years. SBA lender resources. |
How SBA 7(a) rates work
The 7(a) program is SBA’s primary business-loan program and covers a wide range of eligible uses. You apply through a participating lender, not directly to the SBA. A business must meet SBA eligibility requirements, including operating for profit in the United States, meeting the applicable small-business size standard, and demonstrating creditworthiness and reasonable ability to repay. The business generally must also be unable to obtain the desired credit on reasonable terms from other non-government sources. See the SBA’s 7(a) eligibility and use rules.
Variable-rate ceilings are maximums, not quotes
For variable-rate 7(a) loans, the SBA sets maximum spreads over a base rate according to loan size. The SBA page lists these program ceilings; the applicable base rate affects the resulting rate, so confirm the current cap and base rate with the lender before comparing offers.

| 7(a) loan amount | Maximum spread over base rate |
|---|---|
| $50,000 or less | 6.5 percentage points |
| $50,001–$250,000 | 6.0 percentage points |
| $250,001–$350,000 | 4.5 percentage points |
| Above $350,000 | 3.0 percentage points |
These are SBA program maximums, not typical rates or a promise that a lender will offer a rate at the ceiling. The borrower and participating lender negotiate pricing within program requirements. SBA 7(a) rates; SBA lender resources.
When SBA 504 may—and may not—fit
504 financing is designed for major fixed assets, using financing arranged through an SBA-authorized CDC and a senior lender. Eligible project examples include buying or improving land and buildings, construction or renovation, and long-term machinery or equipment with at least 10 years of useful life. The SBA lists 10-, 20-, and 25-year maturities. Its description says rates are pegged to an increment above the current market rate for 10-year U.S. Treasury issues and describes the total as approximately 3% of debt, potentially financeable. That description is not a live quote or a simple APR; ask a CDC for the current project pricing, fees, and required equity contribution. SBA 504 program details.

504 proceeds cannot be used for ordinary working capital or inventory. The SBA also restricts certain debt refinancing and speculative or rental-real-estate uses, so confirm that the project and borrower qualify before treating 504 as an option.
When a Microloan may be worth comparing
An SBA Microloan may suit a smaller financing need. The SBA lists a maximum of $50,000, a maximum six-year term, and uses that include working capital, furniture, fixtures, supplies, materials, and equipment. Rates are negotiated between the borrower and intermediary lender; there is no single current rate established by the SBA lender-resource page. How to compare business loan offers fairly
A low advertised interest rate does not necessarily mean a low-cost loan. Compare written offers for the same requested amount, use of funds, repayment term, collateral assumptions, and borrower profile. Ask each lender for the following before choosing:
- Total cost: Request APR or an equivalent total-cost disclosure, and itemize interest, origination and other fees, and any costs that can be financed into the loan.
- Rate behavior: Is the rate fixed or variable? If variable, what is the base rate, how often can the payment change, and is there a cap?
- Repayment terms: Confirm the payment amount and schedule, maturity date, and whether there is a grace period.
- Early payoff and demand provisions: Ask whether a prepayment penalty applies and whether the lender can demand full repayment under specified conditions.
- Qualification and security: Ask about minimum credit score, cash-flow requirements, collateral, and any other conditions for approval.
- Funding process: Confirm application steps, required documents, and expected timing; an interested lender is not necessarily an approving lender.
The SBA’s own lender-comparison guidance highlights rates, minimum credit score, cash-flow requirements, prepayment penalties, grace periods, and whether a lender can demand full repayment. SBA Lender Match and comparison guidance.

How to find SBA lenders without mistaking a match for approval
SBA Lender Match asks about a business’s needs and may provide a list of interested lenders two business days after a request. The SBA states: “Lender Match isn’t a loan application — it’s a tool to help businesses find lenders in their communities.” A match does not guarantee eligibility or approval. Use it to identify possible lenders, then submit applications and compare actual written offers. SBA Lender Match.
