Balcatta Suburb Profile: What Makes It Distinctive, and Is It a Good Place to Live?

Balcatta offers parks, schools, shopping and local employment, alongside varied housing and an industrial area. See the dated figures and practical checks to make before choosing a home.

Balcatta may suit people looking for an established Perth suburb with parks, schools, shopping and local employment, provided the home’s price and commute work for them. Its appeal is practical rather than one-size-fits-all: detached homes sit alongside units and older character houses, while a northern employment and industrial area is part of the suburb’s mix. Check the exact address, current housing costs and transport options before deciding.

What makes Balcatta distinctive?

Balcatta combines a long-established residential area with local services, sports facilities and employment land. Its character varies by location, so a suburb-wide description cannot tell you what a particular street or property will feel like.

A history reflected in its housing

The City of Stirling describes Balcatta as predominantly market gardens and rural land before the 1960s, followed by rapid residential development from the late 1960s and more industrial activity in the 1970s. Today, housing is mainly detached. The City notes units in the eastern sector between Main Street and Wanneroo Road, older timber-framed character homes east of Main Street, and southern European influences in some brick-and-tile homes. Parks and sports facilities

The City reports 52 hectares of public open space, comprising 32 local open spaces and six district open spaces. Named facilities include Richard Guelfi and Jones Paskin reserves for playing fields, Grindleford Reserve and Macedonia Park for soccer, and Rickman Delawney Reserve for tennis. These are useful local assets, but the nearest facility and its suitability depend on where you live and what you want to do.

Everyday services and nearby work

For shopping, the City identifies Primewest Northlands Shopping Centre on Wanneroo Road for district needs and Amelia Heights Shopping Centre for local needs. It lists four primary schools and Balcatta Senior High School. The northern industrial area includes retail, office, wholesale and light-industrial activity, with Water Corporation and Western Power offices among the workplaces noted by the City.

A culturally diverse community

In the 2021 Census, 57.3% of Balcatta suburb/locality residents reported Australia as their birthplace. Other leading reported birthplaces included Italy (5.2%), India (3.8%), England (3.2%) and North Macedonia (2.0%). Among languages used at home other than English, Italian (7.6%) and Macedonian (4.0%) were leading responses. The City says, “The local community describes Balcatta as a multicultural, active and friendly neighbourhood.” This is the council’s description of community sentiment, rather than a separately documented survey result.

What do population and housing figures tell you?

The figures below refer to Balcatta suburb/locality, not the state electorate or the broader Balcatta–Hamersley statistical area. Census figures are from 2021 and describe that census period; they are not a current headcount or current affordability measure.

For a later market reference, REIWA’s Balcatta profile reported a $1,000,000 median sales price and $760 per week median rent, updated 7 October 2026 using transactions for the 12 months ending September 2026. These are dated market measures and can change. They should not be read as a direct increase from the 2021 Census rent: the dates and methods differ. How practical is the commute?

Balcatta has bus connections to nearby centres including Stirling Station and Warwick Station. Routes and service patterns depend on the stop, day and timetable. Use the Transperth timetable information as a reference, then check the live journey planner for the specific address and trip you expect to make; no single travel time applies across the suburb.

The 2021 Census travel-to-work responses show driving was the most commonly reported mode: 67.7% travelled as a car driver, 4.1% as a car passenger, 2.4% by bus and 1.4% by train on Census day. This supports describing observed commuting as car-oriented, but it does not prove that every household needs a car or establish walkability for every location.

What might change in Balcatta?

In a 23 July 2025 update, the City of Stirling described an opportunity to encourage more people to live closer to jobs and transport, with more diverse housing, improved amenities and safer, greener streets. That is a planning aspiration, not a guarantee of a particular project or outcome. The same update reported 1,672 businesses in Balcatta, the third-highest total in the City, and projected 13,403 residents by 2035—a 15% increase. Is Balcatta a good place to live?

It could be a good fit if you value established suburban services, sports and open space, a choice of housing types, and access to local workplaces. It may be less suitable if the home’s cost strains your budget, the exact commute is inconvenient, or you want to avoid living near employment and industrial activity. The mix changes across the suburb, so compare specific streets and homes rather than relying on the suburb label alone.

Before committing, assess the decision using the same period and geographic boundaries for each comparison:

  • Budget: Compare current asking prices and rents for the property type you want. Do not use 2021 Census medians as today’s market prices.
  • Location within Balcatta: Check the home’s distance from the shops, schools, parks and facilities you expect to use, and consider its proximity to the northern employment and industrial area.
  • Commute: Test your actual departure time and destination from the property, including the relevant bus stop or station connection.
  • Housing fit: Decide whether you prefer detached housing, a unit or an older character home, then inspect the individual property and surroundings.
  • Comparison suburbs: Compare housing costs, services, recreation, commute options, employment land and household profile using consistent dates and geographies.
