These 10 hotels, resorts, and suite properties are a research-backed shortlist, not a ranked list. Their beach-access descriptions come from property websites or travel guides, so confirm the route from your specific room and the current inclusions before booking.
Where to stay in Santorini for beach access
Kamari is a well-serviced beach area with black sand, a promenade, cafés, restaurants, and shops, according to the Municipal Port Fund of Thira. The Greek National Tourism Organisation also describes Kamari as one of the island’s most well-serviced and cosmopolitan beaches.
Perissa, Perivolos, and Agios Georgios run along a long black-sand coast with beach bars and water sports. Visit Greece describes them as an expansive five-kilometre stretch, including opportunities for water skiing, windsurfing, and scuba diving; that is the tourism organisation’s destination description, not a measured ranking. The Municipal Port Fund describes Perissa as continuing into Perivolos, with food, drink, and water sports.
These beach areas offer a different base from Fira and the caldera villages. When comparing accommodation, distinguish “beachfront” from “steps away” or a short walk: those phrases do not establish the same room-to-sand route.

The shortlist is not a ranking of the island’s best properties. Property websites and travel guides describe access differently, and some details below are hotel-reported rather than independently verified. Ask about the exact room or building you intend to book.
1. Kamari Beach Hotel — Kamari
The hotel’s website says the property is set right on Kamari’s black volcanic beach and describes a private beach area where guest sunbeds and umbrellas are free. It lists a pool, restaurant, two-bedroom apartments, and maisonettes. Confirm that beach furniture is included for your dates and room category, and check the route from the room you are considering. The hotel’s statement that Kamari Beach is an ideal base is promotional copy, not an independent assessment.

The official website describes Sunshine as a beachfront hotel with direct beach access and private beach access, as well as a pool, sunbeds and umbrellas, and a restaurant. It reports 35 rooms. Treat these as hotel-reported details and verify current availability and inclusions with the property.
3. Alesahne Beach Hotel — Kamari
Alesahne’s official site says the hotel is in front of Kamari’s black-sand beach and offers an exclusive guest area with sunbeds and umbrellas. Confirm the access route and whether the beach setup is included in your booking.

A current accommodation guide describes Costa Grand as directly on Kamari’s black-sand beach, with beachfront room categories and a hotel sunbed area. Because those details come from a travel guide, ask the hotel which room categories have direct access and what use of the sunbed area entails.
5. Veggera Hotel — Perissa
Perissa.net identifies Veggera as a Perissa beachfront property, just behind the black sand, and notes a large pool. “Just behind” does not establish that every room opens directly onto the beach, so check the property layout and the route from your room.

6. Santo Miramare Resort — Perivolos

Perissa.net describes villas, gardens, pools, and a beach club on the black sand at the southern end of Perivolos. Ask whether the particular villa category you book has direct access, access through shared grounds, or a shared beach club area.

8. Istoria — Perivolos
A current accommodation guide describes Istoria as a 12-suite seafront property, with terraces overlooking the beach and Aegean and free sunbeds at the hotel’s beach club. 10. Anastasia Princess — Perissa
Perissa.net describes Anastasia Princess as adults-only suites near the south end of Perissa beach, with private plunge pools in many suites. The source supports proximity, not a claim that every suite is beachfront. Check the exact location and whether a plunge pool is included in the room you select.

A Santorini beach guide advises bringing beach shoes because dark sand can become very hot around midday in summer. That practical warning applies to hot sand and pebbles; no particular brand or model is required.
