The source’s dated tables show the following rates and annual percentage rates (APRs). Its reported daily changes are percentage-point changes, not percentage changes.

MortgageResearch.com’s August 25 rate tables label these figures as averages and distinguish purchase from refinance loans. The page does not establish a complete sampling method or borrower assumptions for every entry, so the table is best read as a dated publisher snapshot rather than a quote for a particular applicant.
Why another August 25 rate report differs
The Mortgage Reports listed a 30-year fixed average of 6.63% and a 15-year fixed average of 5.84% for August 25, rather than MortgageResearch.com’s 6.49% and 5.47% purchase figures. These are separate publishers’ reported values; the available information does not show that they used identical lender panels, borrowers, points, or sampling windows. Do not combine them into one supposedly definitive national rate.

The Mortgage Reports’ dated rate report is useful as a second publisher-specific indicator, but it is not evidence that one figure is universally available. The sources do not provide enough detail to normalize the two reports into a like-for-like comparison.
How to read the different rate measures
Daily publisher averages
MortgageResearch.com’s figures are presented as daily average rates, with APRs and daily changes. The interest rate is the borrowing rate; APR incorporates certain loan costs and can therefore differ substantially, as the FHA entries illustrate. The source page does not establish identical rate-lock timing or full borrower assumptions for all listed products.

Mortgage News Daily’s lender-rate-sheet benchmark
Mortgage News Daily says there is no single official source for daily mortgage-rate levels. It monitors rate sheets from multiple lenders to estimate the going rate available to lock or close. Its stated best-case benchmark assumes a 780-or-higher credit score, a 25% down payment, an owner-occupied conforming purchase loan, and may be affected by points. That framing is not directly interchangeable with an unspecified publisher average. Mortgage News Daily explains its rate context.
Freddie Mac’s weekly average
Freddie Mac’s Primary Mortgage Market Survey (PMMS) is a weekly national series based on mortgage rates collected from thousands of applications submitted through its Loan Product Advisor. Its current method averages application rates from Thursday through Wednesday and releases results on Thursday. As a result, its August 28 release is not a same-day August 25 quote. Freddie Mac’s weekly archive shows these nearby observations. They are PMMS weekly averages, not daily readings for August 25.

From August 21 to August 28, Freddie Mac’s 30-year average fell 0.02 percentage points, while its 15-year average was unchanged.

For a broader, monthly view, FHFA reported that the average 30-year fixed mortgage rate fell to 6.59% in August 2025 from 6.72% in July, citing Freddie Mac PMMS monthly averages. That figure describes the month, not August 25 specifically. FHFA’s August 2025 report provides the monthly context.

A published average is a reference point, not a promise of what a lender will offer. A borrower’s quote depends on the lender and the details of the loan and application. When comparing offers, match the factors that can change the quoted rate:

- Whether the figure is a daily rate-sheet indicator, a weekly application average, or a monthly average.
For this historical date, the clearest answer is source-specific: MortgageResearch.com reported 6.49% for a 30-year fixed purchase loan and 5.47% for a 15-year fixed purchase loan on August 25, while other publishers and broader-period measures reported different figures.
