What to Do if Your Mortgage Payment or Account Details Change After a Transfer

Check transfer dates, update bill pay, and confirm your payment posts. Here’s what to do if your mortgage amount or account details change after a servicing transfer.

If your mortgage servicer changes, verify the transfer dates, send payments to the correct company, and check that each payment posts. A servicing transfer changes who handles your account; it does not change your loan terms except for terms directly related to servicing. If your payment amount or account history looks wrong, ask for an explanation and use the servicer’s formal written-request process while continuing scheduled payments.

Confirm when the transfer takes effect and where to pay

Read both transfer notices and your next mortgage statement. The notices should identify the effective transfer date, the old and new servicers’ contact details, the last date the old servicer accepts payments, and the first date the new servicer accepts them. They should also say whether optional insurance availability or terms are affected. The CFPB’s consumer guidance explains the practical steps to take when servicing changes.

Generally, the old servicer must send its notice at least 15 days before the transfer, and the new servicer must send its notice within 15 days afterward; the notices may be combined. These are notice deadlines, not a substitute for checking the payment-start date stated in your notice. After the transfer, direct account questions to the new servicer.

  • Update recurring bill pay through your bank or credit union with the new payment instructions and account details.
  • If you mail a payment, allow extra delivery time and follow the new servicer’s instructions.
  • Review the next statement to make sure the payment was credited to the right account.

If you sent a payment to the old servicer

A limited federal protection applies during the 60 days beginning on the transfer’s effective date. If the old servicer receives your payment on or before its due date, including an applicable grace period, it cannot treat that payment as late for any purpose or charge a late fee. The old servicer must promptly forward a payment it should not have received to the new servicer for application, or return it and tell you where to pay. This protection is specific to payments received by the old servicer during the transfer period; it is not a general extension for late payments.

Find out why the payment amount changed

A higher or lower monthly amount is not necessarily a mistake. If your payment includes an escrow contribution, changes in property taxes or insurance premiums can change the total. A new fee or a servicing error may also explain a difference. Compare your latest statement and escrow information, then ask the servicer to explain the calculation. Note the date of calls, the representative’s name, and any reference number; request a corrected statement if you believe the account is wrong.

If the new servicer changes the monthly payment amount or the accounting method used by the former servicer, it generally must provide an initial escrow account statement within 60 days of the transfer. The former servicer may also have a separate short-year escrow statement duty in applicable transfer circumstances. Compare the statement with current tax and insurance bills rather than assuming a change is improper.

If escrow did not pay a tax or insurance bill

Contact the tax authority or insurance carrier promptly to confirm the amount due, deadlines, and any immediate exposure. Unpaid property taxes can lead to a tax lien. Send the servicer a written notice of error with a copy of the bill if taxes were not paid, and retain supporting documents.

Send a formal written request or notice of error

For a formal information request or notice of error, use the special address designated by the servicer. It may appear on your mortgage statement, transfer notice, or the servicer’s website, and it may differ from the payment address. Do not put the notice on a payment coupon.   1. Write your name as it appears on the loan, your home address, and your account number.
  2. Describe the error or information you need clearly. Include relevant dates, amounts, statements, bills, and other supporting documents.
  3. Send the notice to the designated address and keep a copy plus proof of sending.
  4. Continue making scheduled payments while the servicer reviews the issue.

CFPB guidance describes general response timelines: servicers generally acknowledge a letter within five days, excluding weekends and legal public holidays, and generally respond within 30 days on the same basis. Different timelines or extensions may apply to specified requests and errors, so these periods are not a guaranteed resolution date. For a payment-related notice of error, the servicer cannot furnish adverse information about that payment to a credit reporting company for 60 days after receiving the notice.

Escalate if the issue remains unresolved or is urgent

If the servicer does not acknowledge or respond as required, you can submit a complaint to the CFPB online or by phone. The CFPB identifies a missed acknowledgment after five business days and no further communication after the general 30-day period as warning signs; exceptions can apply to response timelines.
