What to Compare When Choosing Between Homebuilder Stocks

A practical framework for comparing homebuilder stocks without mistaking one quarter’s orders or margins for a complete investment case.

When comparing homebuilder stocks, look beyond headline orders or one quarter’s margin. Compare sales pace, cancellations and backlog conversion, profitability drivers, land commitments, regional exposure, balance-sheet capacity and valuation—using matching reporting periods and each company’s own metric definitions. No single quarter or ratio identifies a universally best builder.

For readers asking, “Which homebuilder stock is best?”, the useful answer is that it depends on the company’s operating model, financial resilience, valuation and your assumptions about housing demand. The framework below helps you compare those factors; it is not a buy, sell or hold recommendation.

Start with comparable periods and definitions

Homebuilders do not necessarily share the same fiscal year-end, and similar labels can cover different measures. Match annual results with annual results and quarterly results with the same quarter a year earlier where possible. Identify the company, period, units and definition beside every figure. The figures below are issuer-reported examples from SEC filings—not industry-wide benchmarks—and management explanations are the companies’ own disclosures.

For a current decision, check each company’s latest annual and quarterly filings. The dated examples here extend through KB Home’s quarter ended May 31, 2026; later filings may supersede them.

Compare sales pace and the quality of demand

Review net orders alongside orders per active community, average selling price of orders, community count and deliveries. Net orders generally reflect contracts after cancellations; Green Brick Partners’ 2025 filing defines net new orders as contracts executed less contracts canceled. Read the filing’s definition rather than assuming every issuer presents the measure identically.

Growth in orders can reflect more selling locations rather than stronger demand at each one. Conversely, orders per community can change as a builder opens or closes communities or shifts its product mix. Always state the denominator and period for an absorption or orders-per-community figure.

In its 2025 filing, Green Brick reported net orders up 3.1% and average selling price of delivered homes down 3.1%. The company attributed its sales and revenue pattern partly to incentives and product mix; these are Green Brick-specific results and explanations, not evidence of an industry-wide pattern. KB Home reported an average pace of 4.0 net orders per community per month in the quarter ended May 31, 2026, compared with 4.5 in the year-earlier quarter, while its average community count was higher.

Assess cancellations and whether backlog converts to closings

Read cancellation rate together with gross orders, net orders, backlog and later deliveries. Cancellation rate is commonly calculated as cancellations divided by gross orders, but confirm the company’s stated definition and time basis. A quarterly rate and an annual rate are not directly interchangeable.

KB Home reported an annual cancellation rate of 17% for the year ended November 30, 2025, compared with 14% in 2024. For the quarter ended May 31, 2026, it reported 12%, versus 16% in the year-earlier quarter. The annual and quarterly figures describe different periods; they should not be treated as a single continuous series without that distinction.

Backlog is contracted homes that have not yet closed, not guaranteed future revenue. Contracts can be canceled before closing—for example, if a buyer cannot obtain suitable mortgage financing. Green Brick warns that backlog may not indicate future revenue, and NVR cautions that past cancellation rates do not assure future rates. To judge conversion, compare backlog units and value with subsequent deliveries, cancellation experience, build time and incoming orders.

Explain margins through prices, costs and product mix

Compare housing gross margin and operating margin, then investigate what changed: base-price reductions, mortgage-rate or closing incentives, lot and construction costs, labor, warranty claims, impairments and selling, general and administrative expenses. Check how each company defines the margin and what revenue it includes; land sales and other activities can complicate comparisons.

KB Home reported housing gross profit margin of 15.2% for the quarter ended May 31, 2026, compared with 19.3% in the prior-year quarter. The filing attributed the decline primarily to price reductions, higher relative land costs and reduced operating leverage. KB Home management also said Built to Order homes typically produce higher gross margins than inventory homes and offer greater visibility because selling price and build cost are generally known before construction. Treat those as company disclosures, not universal rules or independently verified forecasts.

NVR reported a 2025 gross profit margin of 21.2%, down from 23.7% in 2024. It cited higher lot costs, pricing pressure associated with affordability challenges and contract land deposit impairments. The example shows why a margin figure without its drivers can mislead.

Examine land strategy, inventory and the community pipeline

Compare owned land, controlled or optioned land, finished lots, raw-land development, land deposits, impairments and expected community openings. A land-light or land-heavy label is not a complete risk assessment: commitments, deposits, liabilities, development execution and the cost of securing lots matter too.

Green Brick describes self-developing raw land into finished lots held on its balance sheet. KB Home reports land and land-development investment and tracks community counts; its second-quarter 2026 filing said ending community count was up 11% year over year. These are company-specific strategies and disclosures, not a ranking of which approach is superior.

Check regional exposure rather than relying on consolidated results

Compare revenue, orders, margins, communities and land exposure by segment or market. A strong region can conceal weakness elsewhere, and local affordability, employment and supply conditions can affect results differently. Green Brick identifies geographic concentration and local market conditions as risks.

KB Home’s 2025 annual report showed cancellation rates by reporting segment ranging from 14% in the Southwest to 20% in the Southeast. In its quarter ended May 31, 2026, its four reported regions ranged from 11% to 13%. These company- and period-specific figures illustrate why a consolidated rate may hide meaningful variation; they do not establish a typical regional rate for other builders.

Test financial resilience and capital allocation

Use the filings to compare cash and equivalents, debt and maturities, inventory, land commitments, interest expense, operating cash flow and available liquidity facilities. Then assess dividends and share repurchases against the cash needed to fund land, construction and debt obligations if demand weakens. A large repurchase is not, by itself, evidence that a company can sustain the same pace through a downturn.

KB Home reported investing $1.06 billion in land and land development in the first half of 2026 and $125 million in share repurchases. Those figures provide company-specific context for capital deployment; they are not a standardized balance-sheet comparison with peers.

Compare valuation only after understanding the business

Potential measures include price-to-earnings, price-to-book, enterprise value-to-EBITDA and free-cash-flow yield. Each requires consistent inputs and a dated market price. Because homebuilding earnings are cyclical, unusually strong or depressed earnings can make a single multiple look deceptively cheap or expensive. Consider business mix and earnings conditions before treating a valuation ratio as a conclusion.

The company filings cited here are not current market-price sources, so they do not support a current peer valuation ranking. If you calculate one, disclose the share-price date and method and use comparable periods and definitions.

Use a like-for-like comparison before deciding

For each company, record the reporting period, definition and source alongside the measure. A compact comparison worksheet can keep unlike figures from appearing equivalent:

Cancellations and backlog Cancellation rate and its calculation period, backlog units and value, subsequent deliveries and observed conversion.

Land and pipeline Owned and controlled lots, deposits and other commitments, development exposure, impairments and planned community openings.
Geography Revenue, orders, margins and land exposure by segment or market, with comparable periods.
Financial capacity Cash, debt maturities, operating cash flow, inventory, land commitments, interest expense and liquidity facilities.
Valuation Selected ratio, dated share price, calculation method and earnings period used.

Then identify each company’s specific strengths, risks and unanswered questions. The evidence here supports a comparison process, not a universal winner based on one quarter’s operating results.
