The same company can do both, but a different company may collect your payments and handle account questions without being the lender that gave you the mortgage.
Mortgage lender vs. mortgage servicer

The distinction is useful when the name on your payment instructions differs from the lender you remember. The lender is associated with making the loan; the servicer is usually the company you contact about routine account administration.
Why might a different company collect your payments?
Servicing can be transferred, or a company can use a subservicer to handle work on its behalf. The mortgage asset itself may also be sold, but that is a separate event from transferring servicing rights. A new servicer name, by itself, does not prove that your loan was sold or tell you who owns it. The CFPB describes these as distinct parts of the mortgage transfer process.
If your servicer changes, read the transfer notices and current account documents for the effective date and payment instructions. Use the current instructions when making payments; do not assume the original lender remains the payment contact.

How to find your current mortgage servicer
- Check your latest monthly mortgage statement. The servicer is generally identified on the statement.
- Look at your payment coupon book, if you use one. It can identify the company handling payments.
- If those documents are unavailable, try MERS. The CFPB identifies the MERS Servicer Identification System as a possible lookup route. Use the MERS Servicer Identification System or call (888) 679-6377; verify current contact details through MERS before relying on them. CFPB guidance
What the servicer does with escrow
If your mortgage has an escrow account, the servicer manages the funds and pays covered bills—commonly property taxes and homeowners insurance—on your behalf. You make payments into the account as part of your mortgage payment. Tax or insurance costs can change over time, which can change the escrow portion and your total monthly payment. If your loan does not have escrow, you are responsible for paying those bills directly. Check your mortgage documents or contact your servicer if you are unsure whether an escrow account is part of your loan.

How a mortgage broker differs
A mortgage broker helps a borrower find lenders or mortgage loans but does not lend the money. A lender makes the loan directly. Some institutions act as both lenders and brokers, so ask which role an institution is playing if you are not sure who is making your loan. CFPB guidance on lenders and brokers
